Oxford Asset Management Limited in Hong Kong seeks a Property Investment & Development Manager to lead research, evaluation, and execution of real estate opportunities. The role focuses on underwriting deals, market analysis, and portfolio enhancement.
You will liaise with agencies, valuers, and partners, prepare investment papers, and present buy/sell/hold recommendations to senior management. MRICS/MHKIS preferred; 5–8 years in property investment or leasing recommended.

Property Investment & Development Manager
Conduct comprehensive market research on macroeconomic trends, government zoning updates, population shifts, and competitor movements to identify emerging real estate opportunities.
Evaluate and underwrite property investment opportunities, including land, redevelopment sites, joint ventures, and distressed assets, through financial modelling (NPV, IRR, cash flow).
Prepare valuation assessments and maintain tracking methodologies
Provide clear buy/sell/hold recommendations to senior management based on market intelligence, feasibility studies, and risk-return analysis.
Build and maintain strong relationships with real estate agencies, developers, external valuers, and industry networks to gain early access to premium opportunities.
Review and negotiate transaction documents, commercial terms, and due diligence processes to secure favourable conditions for the company.
Prepare monthly reports, presentations, and investment papers for senior management on pipeline progress, market insights, and portfolio performance.
Support ad-hoc projects and strategic initiatives as assigned by the Head of Property Department.
Degree holder in Real Estate, Finance, or related disciplines; professional qualifications (e.g., MRICS, MHKIS) are highly preferred.
Minimum 5–8 years of hands‑on experience in property investment, business development, valuation, or leasing management within a developer, consultancy, or institutional investor.
Strong analytical skills with proven experience in financial modelling, feasibility studies, and property valuation methodologies.
Familiar with Hong Kong property market dynamics, leasing procedures, tenancy agreements, and related legal/regulatory frameworks.
Result‑driven, proactive, and able to work independently in a fast‑paced environment.
Excellent negotiation, presentation, and communication skills in both written and spoken English and Chinese; proficiency in MS Office and Chinese word processing.
