Manpower Services (Hong Kong) Limited is seeking a Project Director (Capex Projects) to lead end-to-end capex delivery for hospitality and student housing developments in Hong Kong. The role requires overseeing feasibility, budgeting, design, procurement, construction and handover to operations.

You will drive contractor performance, manage multiple sites, ensure cost and schedule adherence, and coordinate with investors and partners to deliver high-quality outcomes.

Qualifications

• Tough, hands-on delivery leader with 12+ years HK building project experience.
• Experience managing contractors/consultants and dealing with claims.
• Strong product sense for student housing related design and leaseability.
• Proven ability to manage multiple sites with third-party contractors.
• Commercially minded with focus on cost and programme.

Responsabilités

• End-to-end ownership of capex delivery: feasibility, budgeting, programme, design, procurement, construction, defects and handover to operations.
• Hold contractors and consultants to contract — cost, quality and programme — and drive resolution when they slip.
• Product design: room mix, layouts, communal spaces, finishes and specifications aligned with student housing market feedback.
• A&A and licensing pathway compliance (Buildings Ordinance, etc.).
• Capex reporting to investors and JV partners; develop SOPs and procurement standards.

Project Director (Capex Projects) - Perm (50K)

• End-to-end ownership of capex delivery: feasibility, budgeting, programme, design, procurement, construction, defects and handover to operations.
• Hold contractors and consultants to contract — cost, quality and programme — and drive resolution when they slip.
• Product design: room mix, layouts, communal spaces, finishes and specifications that fit what students and parents pay for, working with leasing on market feedback.
• A&A and licensing pathway (Buildings Ordinance, Hotel and Guesthouse Accommodation Ordinance, Hostels in the City Scheme).
• Capex reporting to investors and JV partners. Build the project function's SOPs and procurement standards.

Job Requirement:

• Tough, hands-on delivery lead — 12+ years in HK building projects with a record of bringing hotel, hostel, residential or commercial conversions in on budget, quality and time.
• Firm with contractors and consultants; comfortable with difficult conversations and claims.
• Strong product sense — understands what makes a student housing product lease well and designs to it.
• Multiple concurrent sites with third-party contractors.
• Commercially minded on cost and programme.
• AP / RSE / MHKIS / MHKIE an advantage. Cantonese and English essential.
