Job summary

Manpower Services (Hong Kong) Limited is seeking a Project Director (Capex Projects) to lead end-to-end capex delivery for hotel/hostel conversions in Hong Kong. You will manage contractors and consultants to meet budget, quality and schedule, while shaping product designs for student housing and handling licensing pathways with relevant authorities.

The role requires deep experience across multiple sites, strong commercial judgement, and fluency in Cantonese and English.

Qualifications

• 12+ years in HK building projects with a record of bringing hotel, hostel, residential or commercial conversions in on budget, quality and time.
• Firm with contractors and consultants; comfortable with difficult conversations and claims.
• Strong product sense - understands what makes a student housing product lease well and designs to it.
• Multiple concurrent sites with third-party contractors.
• Commercially minded on cost and programme.
• Cantonese and English essential.

Responsibilities

• Own end-to-end capex delivery: feasibility, budgeting, programme, design, procurement, construction, defects and handover to operations.
• Hold contractors and consultants to contract - cost, quality and programme - and drive resolution when they slip.
• Product design: room mix, layouts, communal spaces, finishes and specifications that fit what students and parents pay for, working with leasing on market feedback.
• A&A and licensing pathway (Buildings Ordinance, Hotel and Guesthouse Accommodation Ordinance, Hostels in the City Scheme).
• Capex reporting to investors and JV partners. Build the project function's SOPs and procurement standards.
