Job summary

TTP Consulting Limited in Hong Kong is seeking a Maintenance Manager / Assistant Manager - Building Surveyor to oversee residential building maintenance across the New Territories / Yuen Long portfolio. You will lead a team, coordinate external contractors and ensure safety, compliance and tenant satisfaction.

The role requires a strong background in building maintenance, familiarity with HK laws, and hands-on PropTech experience.

Qualifications

• 10–20 years of building maintenance experience, preferably in the property sector.
• Familiar with Hong Kong building laws, regulations and statutory compliance requirements.
• Experience overseeing Alterations & Additions (A&A) works is highly advantageous.
• Building Surveyor or E&M engineering background is preferred.
• Hands-on knowledge of PropTech tools and solutions for building operations.

Responsibilities

• Lead and manage the building maintenance function across all properties in the New Territories / Yuen Long portfolio.
• Develop and implement preventive maintenance programmes and cyclic maintenance plans.
• Ensure full compliance with Buildings Ordinance Cap. 123, Fire Safety (Buildings) Ordinance, and other regulations.
• Oversee A&A projects and coordinate with authorities and consultants.
• Manage external contractors, vendors and service providers; ensure performance and cost-effectiveness.
• Drive adoption of PropTech solutions to improve maintenance efficiency and building performance.
• Prepare and manage maintenance budgets; monitor expenditure and report variances.
• Ensure all maintenance works meet quality, safety and statutory standards.
• Liaise with government departments including BD, EMSD, FSD and Lands Department as required.
• Provide technical leadership and guidance to the maintenance team.

Maintenance Manager / Assistant Manager - Building Surveyor, Residential

Based in Yuen Long and reporting directly to the Executive Director, as the Head of Maitnenance you will lead and oversee all building maintenance operations across the portfolio, ensuring the highest standards of safety, compliance, and tenant satisfaction.

Key responsibilities

Lead and manage the building maintenance function across all properties in the New Territories / Yuen Long portfolio

Develop and implement preventive maintenance programmes and cyclic maintenance plans

Ensure full compliance with all relevant Hong Kong building regulations, ordinances and legal requirements (incl. Buildings Ordinance Cap. 123, Fire Safety (Buildings) Ordinance, etc.)

Oversee A&A (Alterations & Additions) projects and coordinate with relevant authorities and consultants

Manage external contractors, vendors and service providers; ensure performance and cost-effectiveness

Drive adoption of new property technology (PropTech) solutions to improve maintenance efficiency and building performance

About you

10-20 years of solid building maintenance experience, preferably within a property developer, property management or consultancy environment

Familiar with Hong Kong building laws, regulations and statutory compliance requirements

Experience overseeing A&A (Alterations & Additions) works is highly advantageous

Building Surveyor or E&M (Electrical & Mechanical) engineering background preferred

Hands-on knowledge of PropTech tools and solutions for building operations and maintenance management

Fluent in Cantonese (written and spoken); English a plus

Valid Hong Kong driving licence preferred (working location is Yuen Long)

Self-starter, hands-on leader with strong contractor management skills
