Job summary

Hong Kong Housing Society invites a Maintenance Manager to plan and execute comprehensive maintenance across estates, covering structures, plumbing, and grounds. The role requires strong supervisory experience and knowledge of local regulations.

You will conduct condition surveys, review plans, manage budgets and contracts, and provide professional advice to estate management. Proactive leadership and hands-on use of computer applications are essential for timely, cost-effective delivery.

Qualifications

  • Professional qualification in Architecture or Building Surveying; or Higher Certificate in Building Studies with substantial relevant experience.
  • Extensive experience in building maintenance in Hong Kong.
  • At least 3 years of supervisory experience in managing people for the delivery of maintenance works.
  • Sound knowledge of the Buildings Ordinance and local professional maintenance practices.
  • Good communication skills in both Chinese and English, with the ability to work independently and exercise sound judgement.
  • Proactive, responsible and service-oriented, with hands-on experience in using computer applications.

Responsibilities

  • Plan and implement planned maintenance programmes for assigned estates, covering structures, fabric, plumbing, equipment, and grounds.
  • Conduct regular condition surveys and report on repairs, with maintenance or improvement recommendations.
  • Design and prepare details for maintenance, improvement works and service installations to meet cost, time and quality targets.
  • Review drawings, specs, tenders and contracts; ensure proper technical records.
  • Evaluate tenders, prepare reports, administer contracts, monitor consultants and contractors.
  • Prepare estimates and budgets; manage maintenance expenditure within budget.
  • Coordinate and supervise maintenance contracts, including inspection, testing and handover of new properties.
  • Provide professional advice to estate management on maintenance and handle emergencies.
  • Lead and develop subordinates to ensure delivery of maintenance works.

Job description

  • Plan and implement planned maintenance programmes for assigned estates and properties, including building structures, fabric, fixtures, plumbing and drainage, equipment, slopes, roads and grounds.
  • Conduct regular condition surveys and report on the state of repair, with recommendations for maintenance or improvement works.
  • Design and prepare details for building maintenance, improvement works and service installation works to meet user requirements and agreed cost, time and quality standards.
  • Review drawings, specifications, tender documents and contract documents prepared by subordinates, and ensure proper technical records are maintained.
  • Evaluate tenders, prepare tender reports, administer contracts and monitor the performance of consultants and contractors.
  • Prepare estimates, budgets and project cost reports, and manage maintenance expenditure within the assigned annual budget.
  • Coordinate and supervise maintenance and improvement contract works independently, including inspection, testing and handover of new properties where required.
  • Provide professional advice to estate management on maintenance matters and attend to emergency repairs when required.
  • Lead, supervise and develop subordinates to ensure effective delivery of maintenance works and quality technical support.
