Job summary

Mass Transit Railway (MTR) is seeking an Assistant Commercial Manager (Station Retail) to drive leasing strategies for station shops and kiosks, manage daily leasing activities, and identify tenants to grow the portfolio value. You will support new project initiatives and oversee pre-leasing and handover to ensure smooth openings on new lines.

The role requires strong negotiation and communication skills, a degree in Marketing/Business Administration, and at least five years in property leasing

• Manage day-to-day leasing activities to meet targets and ensure safe operation per policies.
• Identify potential tenants to enhance portfolio value and monitor retail works.
• Assist in new projects and business development with business cases.
• Coordinate pre-leasing and handover to ensure day-one opening of shops on new lines.

Responsibilities

• Plan, develop and implement effective leasing strategies for station shop facilities, including kiosks/shops, banks and vending machines at MTR stations, in order to enhance tenant-mix and customer service to maximise rental revenue
• Manage the day-to-day leasing activities to meet business targets and ensure safe and smooth operation in compliance with the Corporation's policies
• Identify potential tenants to enhance portfolio value and monitor retail fitting-out works
• Assist in identifying new projects/new business development initiatives and developing business case
• Arrange pre-leasing, monitor handover programme in order to ensure day one opening of shops at new line extension

Requirements

• Degree in Marketing / Business Administration or a related discipline
• A minimum of 5 years' experience in property leasing and marketing, of which 1 year should be at supervisory level
• Good communication and negotiation skills
• Knowledge of technical provisions and station operations is an advantage

Remarks

• Occasional business travel to the Chinese Mainland or Overseas will be required
• Appointment will be made on two-year renewable contract terms
