Job summary

Target Housing Ltd is seeking a Service Manager – Voids to lead the voids management function across South Yorkshire. You will oversee end-to-end voids processes, ensure properties are refurbished and ready for occupancy within timescales and budgets, and manage a multi-disciplinary maintenance team.

This hands-on leadership role requires ensuring Health and Safety compliance, monitoring performance, coordinating with contractors and suppliers, and driving continuous improvement in voids service.

Qualifications

• Experience in property maintenance, housing or a related field.
• Previous supervisory or team leadership experience.
• Strong planning and organisational skills.
• Good understanding of Health and Safety requirements.
• Ability to manage workloads, priorities and deadlines.
• Strong problem-solving skills and a proactive approach.
• Good communication and interpersonal skills.
• Ability to manage resources effectively and monitor service performance.

Responsibilities

• Lead and manage a multi-disciplinary maintenance team, including the Voids Administrator.
• Provide effective supervision, support and direction to team members.
• Recruit, appraise and develop staff to maximise their potential.
• Oversee the end-to-end voids process, ensuring properties are turned around efficiently and to the required standard.
• Plan, coordinate and monitor daily maintenance and refurbishment works.
• Ensure works are completed within agreed KPIs, timescales and budgets.
• Monitor the quality and progress of works and address any issues or delays.
• Ensure Health and Safety legislation, organisational policies and procedures are consistently followed.
• Manage resources effectively, including staff, materials and vehicles.
• Maintain accurate records, reports and documentation relating to void works.
• Work closely with the Head of Maintenance, Housing and Operations teams to support effective service delivery.
• Liaise with external contractors and suppliers where required.
• Identify and implement improvements to processes, performance and efficiency.
• Support a culture of continuous improvement across the voids service.
