Job summary

Voids Supervisor / Voids Maintenance Manager in Southampton is a hands-on leadership role within a respected maintenance contractor. You will oversee void property works, ensuring homes are returned to a high standard, on time and within budget, while coordinating with clients, residents and subcontractors.

Qualifications

• Experience supervising voids, property refurbishment or social housing maintenance.
• Experience managing tradespeople, subcontractors and multiple properties/projects.
• Strong understanding of housing maintenance and refurbishment processes.
• Excellent organisational and communication skills.
• The ability to manage competing priorities and tight deadlines.
• Good understanding of health & safety and quality requirements.
• A proactive, hands-on approach with attention to detail.

Responsibilities

• Supervise and coordinate void property refurbishment and maintenance works from start to completion.
• Manage operatives and subcontractors, ensuring works are completed safely, efficiently and to the required standard.
• Monitor programmes, productivity, quality and costs to ensure voids are delivered within agreed timescales.
• Carry out regular site inspections and quality checks.
• Identify and resolve issues that could impact programme or costs.
• Ensure works comply with relevant health & safety, quality and housing standards.
• Liaise with clients, housing officers, tenants and other stakeholders where required.
• Ensure properties are fully compliant and ready for handover.
• Maintain accurate records, reports and documentation.
• Support the wider management team in achieving contractual KPIs and customer satisfaction targets.
