Job summary

Kingston Council’s Housing Directorate is seeking a proactive Voids Manager to take ownership of voids across social housing, private leases and hostels. You will monitor turnaround times, coordinate with repairs contractors, and support contract managers to ensure timely inspections and quality standards are met.

You will need strong organisation, communication and leadership skills, with experience in housing management and the ability to collaborate with colleagues at all levels.

About the Role and our Ideal Candidate

This newly created role offers a fulfilling and rewarding opportunity for the successful candidate to make a big difference to the lives of Kingston’s local community.

The Voids Manager will act as a single point of contact for all property types (social housing, private lease sector, hostels) and ‘hold the ring’ on voids management, taking overall ownership of the process and monitoring the pace of turnarounds to ensure that the end to end workflow runs as smoothly and as efficiently as possible.

The role will act as a critical link with our repairs and maintenance contractor, and support RBK’s contract manager to ensure that repairs performance and quality standards are met and that pre/post tenancy inspections are timely and optimised to minimize void turnaround delays.

About You

We are seeking a highly organised, dynamic individual, with an eye for detail and good communication and interpersonal skills. You will be able to demonstrate:

  • Ability to build strong, productive, working relationships and have a 'can do' attitude.
  • Ability to multi-task, work flexibly and provide clear leadership and ownership of issues.
  • Ability to communicate effectively, produce reports and collaborate with colleagues at all levels in the organisation.
  • Knowledge and experience of working in a housing management environment, especially repairs, maintenance, health and safety compliance etc.
  • Experience of local authority lettings or similar, understanding all aspects of the void management process.
  • Experience of partnership working, including influencing and negotiating to remove barriers and achieve successful outcomes.

Kingston Council’s Housing Directorate aims to deliver a fairer borough by meeting residents’ housing needs, fulfilling its statutory duties and managing the housing portfolio as cost effectively as possible.
