Job summary

Smart Managed Solutions is seeking a Technical Surveyor to join our Technical Team, facilitating new contract mobilisation and ensuring the technical assurance of estates. Ideal for an M&E professional aiming to own due diligence, asset verification and mobilisation across diverse commercial properties.

Responsibilities include detailed M&E surveys, asset verification, and reporting to support safe, compliant maintenance delivery from day one.

Qualifications

• Minimum 7 years' experience in commercial M&E maintenance or facilities management.
• Strong understanding of M&E systems (HVAC, electrical distribution, BMS).
• Experience in inspections, condition assessments, or asset verification surveys.
• Knowledge of CAFM systems, PPM, SFG20, CIBSE and compliance.

Responsibilities

• Carry out comprehensive M&E technical surveys across commercial properties.
• Survey, identify, and verify mechanical and electrical assets with accuracy.
• Assess maintenance strategies for compliance gaps and improvements.
• Review plant condition, history, inspections, and documentation.
• Produce technical survey reports with data, lifecycle notes, compliance findings.
• Support development of PPM schedules aligned with client requirements.
• liaise with teams, clients, consultants and subcontractors for information.
• Provide technical input to mobilisation plans, quotations and standards.
• Offer guidance to site teams and drive continuous standard improvements.

Role Purpose

Smart Managed Solutions is seeking a Technical Surveyor to join our Technical Team, supporting the mobilisation of new contracts and the technical assurance of existing estates.

This role is ideal for an M&E Site Manager, Facilities Manager or Mechanical & Electrical professional looking to take ownership of technical due diligence, asset verification, and mobilisation activities across a diverse commercial property portfolio.

The successful candidate will undertake detailed technical surveys of client sites, assess the condition and compliance of M&E assets, validate maintenance requirements, and provide technical recommendations that ensure Smart Managed Solutions can deliver a safe, compliant, and efficient maintenance service from day one.

Key Responsibilities

• Carry out comprehensive M&E technical surveys across commercial properties.
• Survey, identify, and verify mechanical and electrical assets, ensuring asset registers are accurate and complete.
• Assess existing maintenance strategies and identify gaps in compliance, documentation, and service delivery.
• Review plant condition, maintenance history, statutory inspections, and technical documentation.
• Produce clear technical survey reports, including asset data, lifecycle observations, compliance findings, and mobilisation recommendations.
• Support the development of Planned Preventative Maintenance schedules aligned with SFG20 and client requirements.
• Liaise with operational teams, clients, consultants, and subcontractors to obtain technical information and resolve survey findings.
• Provide technical input into mobilisation plans, quotations, and engineering standards.
• Provide technical support, guidance, and advice to operational teams and site-based colleagues where required.
• Support the development and continuous improvement of technical standards, processes, procedures, and maintenance strategies.

Education and Training

• Minimum 7 years' experience in commercial M&E maintenance or facilities management.
• Strong understanding of commercial M&E systems, including HVAC, electrical distribution, BMS and associated plant.
• Experience undertaking technical inspections, condition assessments or asset verification surveys.
• Knowledge of CAFM systems, PPM, SFG20, CIBSE and statutory compliance.
• Strong organisational and Microsoft Office skills.
• Full UK driving licence and willingness to travel.

Education and Training:

• Minimum 7 years' experience within commercial Mechanical & Electrical maintenance or facilities management.
• Strong technical understanding of commercial M&E building services systems, including HVAC, electrical distribution, public health, BMS, and associated plant.
• Experience undertaking technical inspections, condition assessments, or asset verification surveys.
• Practical knowledge of CAFM systems and Planned Preventative Maintenance delivery.
• Good understanding of statutory compliance requirements relating to commercial building services.
• Working knowledge of SFG20 maintenance standards and CIBSE guidance.
• Ability to critically review technical reports, asset data, drawings, and maintenance documentation.
• Strong organisational skills with the ability to manage multiple surveys and competing priorities.
• Proficient in Microsoft Office, particularly Excel and Word.
• Full UK driving licence and willingness to travel.
