Job summary

The Opportunity Hub UK Ltd in Manchester is seeking a Land and Development Manager to strengthen our land pipeline across Greater Manchester and the North West. You will identify and appraise opportunities, build relationships with landowners and local authorities, and lead due diligence from acquisition through delivery.

This role offers hybrid working, a salary between £55,500 and £81,500 plus a bonus scheme, private medical insurance, pension contributions, generous annual leave, and clear

Qualifications

• Solid experience in land and development, ideally with a housebuilder, developer or consultancy.
• Understanding of planning policy and the development process from acquisition to delivery.
• Confident negotiator engaging with landowners and agents.
• Strong financial acumen including residual valuations and viability appraisals.
• Clear written and verbal communication, presenting to senior stakeholders.
• A full driving licence for site visits across Manchester region.

Responsibilities

• Identify and appraise land and development opportunities across Manchester and the wider North West.
• Build relationships with landowners, agents and local authorities to secure sites ahead of competitors.
• Lead on due diligence, including title checks, planning history and site constraints.
• Prepare land appraisals and feasibility studies to support acquisition decisions.
• Negotiate heads of terms, options and conditional contracts on new opportunities.
• Work with planning, technical and finance teams to keep sites moving through the pipeline.
