Job summary

ABM UK is seeking a Site Operations Manager to deliver high standards of cleanliness, hygiene and waste management across the site in Durham. You will manage a large team and oversee a 24-hour operation, ensuring safe, compliant and efficient facilities services.

The role reports to the General Manager and requires the ability to work under pressure, prioritise tasks and adapt to changing needs while maintaining excellent communication with clients and ABM stakeholders.

Qualifications

• Understanding of Janitorial Services.
• Understanding of Waste Management Services.
• Understanding of COSHH regulations.
• Health & Safety Certificate.
• Strong IT literacy.

Responsibilities

• Manage the contract in line with company policies and procedures.
• Oversee on-site staff budgets and payroll with strict guidelines and reconciliations.
• Maintain high housekeeping standards and adapt to changing operational needs with best practices.
• Provide professional support to the business in service-related matters and promote the ABM brand.
• Control staff rotas, payroll, and correct manning levels ensuring compliance.
• Lead and advise on absence and holiday records for all site staff.
• Manage recruitment, induction, training and retraining of staff.
• Ensure KPIs/SLA targets are met and resolve non-compliance professionally.
• Conduct daily and weekly client audits and report KPIs weekly/monthly.
• Investigate and record housekeeping incidents and inform key personnel with learnings.
• Ensure GDPR compliance and related regulations.
• Deliver effective communication and motivation with site teams, sharing daily safety information to achieve goals.
• Ensure performance reviews and toolbox talks are completed per policy.
• Identify training needs and maintain accurate site records.
• Ensure supervisors manage teams and understand individual tasks.
• Maintain Health & Safety policies and procedures in line with ABM.
• Manage incident and accident reporting procedures.
• Complete all company paperwork as required.
• Conduct return-to-work interviews and absence management as needed.
• Team duties follow cleaning/waste specifications and safety.
• Maintain safety and welfare of team members.
• Maintain equipment usage and report faults as priority.
• Ensure correct usage of cleaning chemicals per COSHH and manage stock.
• Ensure familiarity with ABM Health & Safety Policy.
• Address welfare needs promptly with guidance from ABM.
