Job summary

Recruit 4 Construction Ltd is seeking an experienced Site Manager to lead social housing refurbishment projects in occupied properties across Bolton and surrounding areas. You will coordinate directly employed operatives and subcontractors, maintain health and safety standards and ensure projects are delivered on time and to the required quality.

The role requires strong leadership, excellent communication with residents and stakeholders, and a practical, solutions-focused approach to programme

Qualifications

  • Proven experience as a Site Manager within refurbishment or construction.
  • Experience delivering works within occupied properties or resident-facing environments.
  • Strong leadership and ability to manage direct labour and subcontractors.
  • Excellent organisational and programme-management abilities.
  • Thorough understanding of health and safety requirements.
  • Strong communication and stakeholder-management skills.
  • SMSTS certification.
  • First Aid at Work certification.
  • Asbestos awareness would be advantageous.

Responsibilities

  • Taking operational control of refurbishment projects from commencement to completion.
  • Managing daily site activity, direct labour, subcontractors and suppliers.
  • Driving programmes forward and addressing potential delays before they affect delivery.
  • Ensuring work is completed safely, efficiently and to the required specification.
  • Maintaining consistently high standards of workmanship across every property.
  • Carrying out inspections, managing defects and overseeing successful handovers.
  • Managing site inductions, toolbox talks and health and safety documentation.
  • Maintaining accurate site records, progress reports and compliance information.
  • Working closely with the Commercial team to support effective cost control.
  • Ensuring labour, materials and equipment are available when required.
  • Liaising professionally with clients, residents and other key stakeholders.
  • Creating a positive, accountable and productive culture across the site team.

Site Manager - Social Housing Refurbishment

Recruit 4 Construction is representing a well-established and growing refurbishment contractor looking to appoint an experienced Site Manager to strengthen its Social Housing division.

This is an excellent opportunity to join a business with a strong pipeline of secured work and take responsibility for planned refurbishment projects across occupied residential properties.

Typical schemes include kitchen and bathroom replacement programmes, internal refurbishments and wider planned improvement works. These are fast-moving projects where strong organisation, decisive leadership and excellent communication with residents are every bit as important as technical delivery.

The Role

You will take responsibility for the day-to-day management of refurbishment projects, driving each programme from commencement through to successful completion.

You will coordinate directly employed operatives and subcontractors, maintain strict health and safety standards, monitor progress against programme and ensure every property is completed to the required quality.

As the work is delivered within occupied homes, you will also play an important role in maintaining a positive experience for residents. This requires a professional, respectful and well-organised approach throughout every stage of the project.

What We're Looking For

We are interested in speaking with Site Managers who have a strong background in social housing, planned works, refurbishment or occupied-property projects.

You should have:

  • Proven experience working as a Site Manager within refurbishment or construction
  • Experience delivering works within occupied properties or resident-facing environments
  • A good understanding of planned Social Housing refurbishment programmes
  • Strong leadership skills and the confidence to manage direct labour and subcontractors
  • Excellent organisational and programme-management abilities
  • A thorough understanding of health and safety requirements
  • Strong communication and stakeholder-management skills
  • A practical, solutions-focused approach to project delivery
  • Valid SMSTS
  • First Aid at Work
  • Asbestos Awareness would be advantageous
