Senior Quantity Surveyor – Retail Fit-Out & Refurbishment

Job summary

TipTopJob is seeking a Quantity Surveyor for retail fit-out, refurbishment and hospitality sectors in Preston, UK. The role focuses on financial management from tender through final account, with emphasis on cost control, budgeting and margin optimisation across multiple concurrent schemes.

You will work closely with project teams to ensure commercial objectives are achieved, manage subcontractor procurement, valuations and variations, and provide timely financial reporting.

Qualifications

• Experience in fit-out or refurbishment projects.
• Commercially manage projects within GBP100k–GBP2m+ range.
• Strong procurement and package management of subcontractors and suppliers.
• Proven valuations, variations, cost reporting and final accounts experience.
• Excellent numerical and analytical abilities.
• Commercial confidence and sound decision-making.
• Excellent communication and negotiation skills.
• Ability to manage several projects and priorities simultaneously.
• Autonomous with a proactive, solutions-focused attitude.

Responsibilities

• Take ownership of the commercial management of several concurrent fit-out and refurbishment schemes.
• Produce and maintain budgets, cost plans and financial projections.
• Manage subcontractor and material supplier procurement.
• Prepare tender enquiries, assess returns and negotiate terms.
• Manage subcontractor accounts, including applications, valuations and payments.
• Control variations and changes throughout the project lifecycle.
• Track expenditure, profitability and overall project performance.
• Produce CVRs, financial reports and management information.
• Monitor cash flow and cost-to-complete forecasts.
• Highlight commercial exposure and identify opportunities to improve project performance.
• Collaborate with Project Managers, Contracts Managers and site personnel for financial control.
• Develop relationships with clients, subcontractors and suppliers.
• Lead preparation and agreement of final accounts.
• Provide commercial input into tenders, estimates and pre-construction.
• Ensure contractual and commercial procedures are followed on each project.
