Premises Recruitment Ltd is recruiting a Senior Quantity Surveyor for prime residential projects in Central London. You will take full commercial ownership of multiple high-value schemes, from procurement through to final accounts, working with top architects, interior designers and consultants.

You will independently manage several concurrent projects (£2m–£10m each), ensuring budgets, margins and profitable outcomes while maintaining strong client relations and effective subcontract

Qualificações

• Proven main contractor experience in high-end residential construction or refurbishment.
• Experience managing multiple concurrent projects, ideally £2m–£10m each.
• Strong commercial knowledge across procurement, cost control, CVRs, valuations, variations and final accounts.

• Prepare monthly CVRs, financial forecasts and cash flow reports.

• Handle contractual matters including extensions of time and loss and expense claims.
• Build relationships with clients, consultants and project teams.
• Identify commercial risks and opportunities to maximise performance.

I'm working with a specialist prime residential main contractor to recruit a Senior Quantity Surveyor to join its established, close-knit team, delivering prestigious refurbishment and construction projects across prime Central London locations.

This is an opportunity to take full commercial ownership of multiple high-value projects, working alongside respected architects, interior designers, and professional consultants, with direct access to senior management and genuine scope for career progression.

The Role:

You’ll manage the full commercial lifecycle of several concurrent projects, typically valued between £2m and £10m, from procurement through to final account.

Key responsibilities will include:

• Taking full commercial responsibility for project budgets, profitability and target margins.
• Managing subcontractor procurement, tendering, negotiations and subcontract agreements.
• Preparing monthly CVRs, financial forecasts and cash flow reports.
• Managing client valuations, variations and commercial negotiations.
• Administering subcontractor accounts, payment applications and final accounts.
• Managing contractual matters, including extensions of time and loss and expense claims.
• Building strong relationships with clients, consultants and project teams.
• Identifying commercial risks and opportunities to maximise project performance.

What We're Looking For:

• Proven main contractor experience within high-end residential construction or refurbishment.
• Experience independently managing multiple concurrent projects, ideally £2m-£10m in value.
• Strong commercial knowledge across procurement, cost control, CVRs, valuations, variations, and final accounts.
• Good understanding of JCT contracts and subcontract administration.
• Excellent negotiation skills and confidence dealing directly with clients and consultants.
• Strong organisational skills, commercial awareness, and proficiency in Excel.

You’ll be proactive, commercially accountable, and comfortable making decisions, solving problems early and protecting project margins.
