Job summary

Form Property, based in Manchester, is seeking an experienced General Manager to own a landmark Grade A office building. You will lead a team across engineering, front of house, cleaning and security, delivering a hotel-style occupier experience and owning the service charge budget.

You will drive sustainability reporting, manage lifecycle replacements for M&E/BMS, and shape building performance over the next decade. This role is site-based and requires a proactive, hands-on leader.

Qualifications

• The ideal candidate will have broad experience running a commercial office building.
• A hospitality-style approach to service with occupier focus.
• Solid working knowledge of M&E systems and project supervision.
• Understanding of service charges, budget management and cost control.
• Proven leadership of on-site teams and supplier performance.
• Interest in energy management and building performance ratings.
• IOSH certification is essential; other qualifications are advantageous.

Responsibilities

• Take full ownership of the on-site building as the single point of authority.
• Lead the on-site team across engineering, front of house, cleaning and security.
• Manage the service charge budget, benchmarking costs and prioritising repairs.
• Oversee planned replacement works for M&E and BMS as lifecycle stages are reached.
• Own sustainability reporting for client and occupiers, supporting NABERS certification.
• Drive people development and coaching of the on-site team and partners.
