Job summary

IWFM in Greater London is seeking a seasoned Facilities Manager to lead hard services and FM operations across a high-density development. You will oversee PPM, reactive maintenance, and plant room operations on site.

You will manage on-site engineers and contractors, ensure statutory compliance, safety records, and RAMS, while controlling budgets, PO processing, and service charge planning. The role requires 4–6+ years FM experience and relevant certifications.

Qualifications

• Minimum 4–6+ years of Facilities Management experience in relevant property environments.
• IOSH Managing Safely or NEBOSH General Certificate required.
• Technical engineering background (e.g., Level 3 Electrical, C&G M&E, or HVAC) preferred.
• IWFM or RICS membership desirable.

Responsibilities

• Oversee PPM schedules, reactive repairs, and plant room operations.
• Supervise on-site engineers and external contractors across M&E, HVAC, Lifts, Fire Alarm, BMS and Access Control.
• Ensure statutory compliance and maintain safety documentation and RAMS.
• Manage budgets, POs, invoices, and service charge forecasting.
• Lead regular performance reviews with supply chain partners and resolve escalations.
• Engage with residents and stakeholders; respond to emergencies within SLA.
