Job summary

Excelcare, a care home and healthcare developer, is seeking a Development Manager / Quantity Surveyor with hands-on experience across the full development lifecycle. The role blends development management with client-side QS duties, with preference for care home, healthcare or residential sectors and site-based work from our Bromley base.

Qualifications

• Proven experience as a Development Manager or Commercial Development Manager.
• Quantity Surveyor qualification is required.
• Strong commercial and cost management background.
• Experience running main contractor tender processes.
• Client-side EA / QS experience post-contract.
• Excellent understanding of building contracts (e.g. JCT).
• Ability to manage multiple stakeholders and consultants.
• Strong negotiation, reporting and communication skills.
• Analytical mindset with attention to detail.
• Proactive and adaptable with a can-do attitude.

Responsibilities

• Act as client/Employer's Agent throughout construction projects.
• Manage feasibility, design, procurement, construction and handover.
• Prepare development appraisals, cost plans, cashflows and viability models.
• Coordinate external consultants and tender packages.
• Lead pre-construction to ensure designs are commercially robust.
• Negotiate contracts and appointments; manage post-contract commercials.
• Maintain cost control and value for money on developments.
• Oversee risk allowances, contingencies and procurement strategy.
• Monitor budgets and programme milestones; support board papers.
