Job summary

Thomas Gray Ltd. in Greater London is seeking an experienced Senior Aftercare Manager to take ownership of the aftercare function, leading the team and overseeing defects, remedial works and retained development properties.

You will work closely with construction teams, clients and subcontractors, manage budgets and drive continuous improvement while ensuring safety and compliance across all developments.

Qualifications

• Strong experience within construction aftercare, defects or property management.
• Previous experience managing and developing a team.
• Good technical understanding of construction defects and remedial works.
• Ability to assess defects and confidently determine remedial solutions.
• Experience managing subcontractors and directly employed maintenance teams.
• Commercial and contractual awareness around defects and subcontractor liability.
• Knowledge of property compliance, health & safety and UK regulations.
• Strong organisational and reporting skills.
• Excellent client, tenant and stakeholder management abilities.
• Experience managing budgets and monitoring expenditure.
• Strong IT skills, including Microsoft Office and related systems.
• Proactive, organised and solutions-focused approach.

Responsibilities

• Take overall responsibility for the aftercare department and ensure high service levels.
• Lead, support and develop the aftercare team.
• Oversee transition of projects from practical completion into aftercare.
• Develop and implement project-specific aftercare plans.
• Log, assess and prioritise defects post-completion.
• Undertake technical defect assessments and plan remedial actions.
• Coordinate remedial works through internal teams, direct labour and subcontractors.
• Manage maintenance operatives and monitor workload and quality.
• Ensure subcontractors are accountable for defects within their liability period.
• Conduct regular site visits and client meetings to review matters.
• Develop preventative maintenance programmes and conduct property audits.
• Ensure works are completed safely, efficiently and to standard.
• Maintain records of defects, repairs and client interactions.
