Job Title: Residential Development Manager

Responsibilities
- Ensure effective service levels and act as the representative towards customers, clients, and developers, ensuring all aspects of the development are fully presentable, serviced, and properly maintained.
- Maintain working relationships with the committee of any Residents Association / RMC, RTM.
- Attend meetings as appropriate and deliver ongoing training to support the team.
- Utilize internal and external methods and support channels effectively.
- Conduct regular reviews with direct reports, providing constructive feedback and coaching, ensuring KPIs and SLAs are met.
- Manage internal redecorations.
- Manage performance, set guidelines, oversee holiday and sickness absences, organize shift cover, and handle emergency cover as required.
- Control costs, review expenditure and accounts, set service charges, and present bi-monthly financial summaries.
- Hold proactive customer, contractor, and client meetings, ensuring issues are promptly addressed within agreed timeframes.
- Respond to complaints up to Stage 1, and collaborate with the Regional Manager on Stage 2 complaints.
- Review year-end accounts and monitor financials; report quarterly to the client.
- Conduct risk assessments, health and safety checks, and routine testing, ensuring concerns are addressed within deadlines.
- Supervise contractors and oversee works on and around the development.
- Maintain knowledge of High Building Safety legislation.
- Monitor works orders and ensure timely delivery.
- Work with the major works team on Section 20 consultations to expedite major works.
- Ensure reactive and planned works are completed to a high standard.
- Investigate and report all irregular incidents to the development manager.
- Provide responses to emergency queries outside normal hours, including attendance when necessary.
- Conduct regular site inspections and organize remedial actions, maintaining the building's fabric to high standards and achieving KPIs.
Development information
- Development comprises 375 units across 3 blocks.
- Service charge up to 1.3 million.
- Residents gym available.
- Residential experience preferred.
- At least 4 years’ experience in a similar role.
- Up-to-date with all building legislation and end-of-year accounts.
Ideal experience
- ATPI qualification preferred; if not, the client will provide training.
- Birthday off.
