• Act as the first point of contact for residents, visitors, contractors and service providers.
• Build positive relationships with residents and provide excellent customer service.
• Support residents with housing-related queries and signpost them to appropriate services.
• Monitor rent accounts and provide guidance regarding rent payments and arrears.
• Assist residents in using communal facilities and equipment.
• Address and facilitate resolution of complaints relating to communal areas, facilities and services.
• Hold responsibility as a key holder for the property and ensure security of communal areas and facilities.
• Conduct regular property inspections for maintenance, security, and health and safety issues.
• Raise repairs and coordinate contractor access to buildings and communal areas.
• Monitor laundry facilities and shared amenity spaces.
• Liaise with utility providers and service contractors for maintenance.
• Ensure cleaning standards are maintained via regular monitoring of cleaning contractors.
• Carry out routine health and safety inspections and maintain accurate records.
• Complete communal water testing in accordance with procedures.
• Test emergency lighting and fire-fighting equipment as required.
• Monitor accidents and incidents and report.
• Ensure fire risk assessment actions are completed timely.
• Report and escalate health and safety, safeguarding, and fire safety concerns.
• Promote compliance with health and safety legislation and procedures.
• Coordinate winter gritting and seasonal safety measures.
