Location: London
Salary: Up to £45,000
Purpose of role:
As a maintenance operative, you will undertake planned and reactive maintenance to support the Contract, Supervisor, or Management, ensuring the client's assets are maintained in a safe, efficient, and functional order. You should be well-organized, able to work to timescales, respond to emergencies, and work well both independently and as part of a team.
Key Responsibilities:
- Maintain and repair the client's mechanical & electrical systems and components.
- Review and monitor subcontractor performance during on-site service visits or repairs.
- Maintain a safe and healthy workplace.
- Complete simPRO/instruction sets, annotating each step with photographs upon completion.
- Keep logbooks for electrical, mechanical, and water systems, ensuring health and safety compliance.
- Report issues preventing statutory planned maintenance to supervisors and management.
- Ensure environmental comfort via HVAC systems.
- Perform reactive repairs, fault finding, and respond to BMS alarms for diagnostics.
- Identify hazards during maintenance and report them.
Plant Operation:
- Prepare, start-up, check, changeover, and shut down plant systems (normal and emergency).
- Perform fault finding and optimize plant operation.
Premises Maintenance:
- Conduct regular walk-rounds to ensure cleanliness, safety, and operational standards.
Additional Duties:
- Perform maintenance, repairs, and small installations as directed.
- Maintain safety, building compliance, and quality records.
- Develop good team relationships and communicate effectively with clients and colleagues.
- Report hazards and ensure safety procedures, including isolating and depressurizing systems.
- Participate in out-of-hours call-out rotations and overtime as needed.
Knowledge/Skills:
- City & Guilds Level II/III or equivalent in Mechanical discipline (essential).
- Unvented hot water systems training (essential).
- IOSH Working Safely (desirable).
- PASMA and IPAF 1b/3a/3b (essential).
- Knowledge of plumbing, drainage, hot water, ventilation, and cooling systems (essential).
- Experience with maintenance, testing, and fault finding on boilers, pumps, generators, switchgear, batteries, lighting, etc.
