PRSare now in need of a Mult-skilled Engineer to undertake planned preventive maintenance, reactive repairs to plant and equipment along with supporting the day-to-day operations on a static site in Southampton.

PURPOSE OF THE JOB

To ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out Planned Preventative Maintenance (PPM), reactive and breakdown works to all mechanical, electrical systems and fabric within the site. Engineers must be able to demonstrate relevant knowledge of UPS, Generators, LV/HV, HVAC systems which will include the ability to fault find using the production of graphical information and the utilisation of current alarm data. Provide first line support to across all FM streams and be the “go to” individual for any FM issues on site. Engineers must also understand the demarcation between maintainable assets and Client maintained assets within specific environments. Take ownership of compliance on site and contractors that visit.


MAIN DUTIES AND RESPONSIBILITIES

To deliver the following:

  • Ensure that routine PPM is carried out to all plant in accordance with Site task schedules and asset lists as per the PPM planner.
  • To operate a Permit to Work System in accordance with company Quality, Health & Safety procedures and site requirements (or approved site system).
  • Ensure that reactive tasks throughout the building are completed and be proactive in highlighting areas where improvements can be made. These reactive calls to also include fabric related items.
  • Provide 1st Line Support requirements to site: To include: Management of FM high priority tasks (inclusive of Operational Services) where required.Implement resolutions related to 1st Line Support tasksLiaise with key site stakeholders on status of 1st Line Support activitiesWork closely with duty management to ensure proper handover of tasks where required.
  • To operate as part of a call out rota to support the business
  • To support with Out of hours PPMs for supervision of supply chain (Fire) and self delivery PPMs (EML), with adjusted shift pattern.
  • Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
  • Ensure that suitable spares are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works.
  • Ensure that all relevant paperwork and CAFM updates are completed regarding PPM, reactive and breakdown works and that it is passed without delay to the contract administrator.
  • Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices at all times.
  • To develop a good working relationship with all members of staff, subcontractors and the site representatives.
  • Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.
  • Ensure up to date shift logs are kept at all times.
  • Ensure that all plant rooms under the responsibility of company are locked at all times and are kept in a clean and tidy condition.
  • Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance.
  • To support contract support and duty management in planning and covering for holiday and absence cover where required.
  • Ensuring site remains compliant for statutory compliance visits delivered by supplier partners
  • Maintaining site records as hard copies and via the electronic document storage platform
  • To undertake lone working when and where required, subject to passing satisfactory training.
  • Ensure assigned tasks are actioned and completed as appropriate with the relevant CAFM system.
  • To ensure tasks as directed are completed with the appropriate H&S awareness/ implementation.
  • Ensure compliance to the contractual KPI’s/SLA’s, with mitigation explanations for works that fall outside the SLA.
  • Take Ownership for quotations and the progressing of tasks arising from remedials and 2nd fix tasks for self-delivered and sub contracted tasks
  • Ensure Computer Based Maintenance system, e.g. Maximo, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
  • Any other task as directed by the account management team.


SKILLS & QUALIFICATIONS

Good all round knowledge of general building works, diagnostic and repair procedures, working knowledge of building services systems and maintenance schedules.

PERSON SPECIFICATION

  • A good basic education is essential, with good written and spoken English
  • Basic Mathematics skills
  • 17th / 18th Edition, C&G Electrical Qualification (NVQ 3 Practicing Electrician – with Experience)
  • C&G Level 2 Qualification in Mechanical / Electrical – with Experience
  • Formally trained in electrical/mechanical maintenance
  • BMS Knowledge
  • Experience of maintaining all relevant mechanical and electrical equipment to clearly defined criteria.
  • Good all-round knowledge of general building works, diagnostic and repair procedures
  • Working knowledge of building services systems and maintenance schedules
  • Understanding of demarcation between maintainable assets under the contract scope
  • Committed to the delivery of excellent customer service
  • Calm manner, able to work under pressure. Able to make sound decisions when needed
  • Able to ascend and descend vertical access equipment. Able to work at heights
