Job summary

Niyaa People is recruiting a Repairs Supervisor for a well-established social housing provider in Swindon to lead responsive repairs across multiple properties. You will manage operatives and contractors, plan workloads, monitor performance, and ensure works meet safety and quality standards.

The role focuses on delivering timely repairs, performing pre- and post-inspections, maintaining records, and driving service improvements to residents.

Qualifications

• Previous social housing experience essential.
• Experience managing operatives, subcontractors or external contractors.
• Ability to manage workloads and prioritise repairs.
• Full UK driving licence required.

Responsibilities

• Supervising operatives and contractors delivering responsive repairs across social housing properties.
• Allocating workloads and monitoring progress to ensure repairs are completed within agreed timescales.
• Carrying out pre- and post-inspections to assess defects and ensure quality workmanship.
• Monitoring contractor performance against contractual requirements and service-level agreements.
• Ensuring all works comply with health and safety regulations and housing standards.
• Identifying poor workmanship and arranging remedial works as needed.
• Liaising with residents, contractors and internal teams to resolve repair-related issues.
• Monitoring outstanding repairs and addressing delays to maintain service standards.
• Maintaining accurate records of inspections, repair orders and completed works.
• Supporting the achievement of operational KPIs and continuous service improvements.

As a Repairs Supervisor, you will oversee day-to-day repairs operations, managing operatives and contractors to ensure works are completed efficiently, safely and to the required standard. You will monitor performance, carry out inspections, resolve operational issues and ensure residents receive a high-quality repairs service.

• Previous experience working as a Repairs Supervisor, Maintenance Supervisor, Repairs Team Leader or in a similar role.
• Essential experience within social housing, ideally overseeing responsive repairs and property maintenance.
• Experience managing operatives, subcontractors or external contractors.
• A strong understanding of day-to-day repairs and maintenance within residential properties.
• Experience carrying out property inspections and monitoring the quality of completed works.
• Knowledge of health and safety requirements and safe working practices.
• The ability to manage workloads, prioritise repairs and resolve operational issues.
• Strong communication and organisational skills.
• A customer-focused approach when dealing with residents and housing teams.
• A full UK driving licence, with the ability to travel across the Swindon area.
