Job summary

Novus Property Solutions is seeking a Regional Manager/Operations Manager to lead day-to-day delivery across planned refurbishment projects in the social housing sector. You will drive performance, forecast budgets and manage client relationships from our Leighton Buzzard base, with travel to sites around the South East and East Anglia.

You will oversee pre-planning, tender submissions, monthly valuations and risk management while maintaining high standards of health, safety and staff welfare.

• Experience as Regional Manager/Operations Manager or transferable skills in the Social Housing sector.

Responsibilities

• Improve organisational performance through action plans and risk management.
• Ensure pre-planning and profit/budget forecasting for works.
• Plan own time with strong organisation and initiative.
• Communicate effectively to share vision and purpose.
• Lead change management and adapt to new processes.
• Prepare tenders/quotations within area of responsibility and manage monthly valuations/reports.
• Identify business development opportunities and grow the client base.
• Oversee health, safety, and welfare of contracts, staff, clients, and public.
• Distribute Health & Safety information and conduct training/development reviews.
• Ensure company policies are followed and information is shared.
• Recruit and manage staff as needed and chair monthly meetings.

Our Regional Manager/Operations Manager role will will prove a critical figure head to our operational team. Fundamentally you are responsible for the day-to-day delivery and achievement of expected performance levels across all workstreams and zonal areas, driving efficiencies and productivity enabling a shared responsibility for success. Acting as key point of contact for our planned works contracts you play a crucial part in shaping relationships, with autonomy in your role, allowing you to make a significant impact

With overall responsibilityfor workstreams operating in-line with contract SLA’s, the Regional Manager/Operations Manager will be accountable for, continuous monitoring in order to ensure the fulfilment of profit margins, forecasting and budget management, as well as client satisfaction. Ensuring that invoices are submitted accurately and in line with delivery costs and client deadlines Predominantly centred around internal and external planned refurbishment projectsin aSocial Housingenvironment.

An outline of your responsibility as a Regional Manager/Operations Manager

• A strong drive towards improving organisational performance through the development of action plans and appropriate risk management strategies.
• Ensuring that adequate pre-planning takes place so that works are delivered in line with profit requirements along with budget management and forecasting
• Good organisation skills and ability to plan your own time, using your initiative/ability to work effectively.

• Supporting the accurate build up and submission of tenders/quotations within the area of responsibility
• Submitting accurate monthly valuations and reports to both external clients and at internal management meetings.
• Identifying potential business development opportunities and developing client base
• Managing the health, safety and welfare of contracts, staff, clients and the general public.
• Ensuring the production/distribution of compliant Health & Safety information, planning and carrying out training/development reviews.
• Ensuring that the company's policies and procedures are being met and that the flow of information is shared.
• Continually monitoring staff and resources to identify requirements, interview and recruit staff to meet these requirements
• Chairing monthly communication meetings

About You

You will have experience of working as a Regional Manager/Operations Manager or possess transferable skills within the Social Housing sector. Managing multiple contracts whilst also having knowledge of planned refurbishment or retrofit projects will be a distinct advantage. Your expertise will give you the knowledge to hit the ground running and contribute effectively to the team, sharing your expertise. An understanding of Social Housing Contracts is key to the role, schedules of rates/target cost model knowledge would be beneficial.

You will be an expert with IT with proficient MS office skills. You also must hold a Full UK Driving Licence as travel around Sites is a must with this role and could include overnight stays/unsociable hours when required.The role will also require a DBS check to be taken
