Job summary

Novus Property Solutions is seeking an experienced Site Manager to lead retrofit and planned refurbishment works across social housing projects. You will manage site teams, coordinate sub-contractors, and drive site progress while maintaining safety and budget controls.

You will travel daily to multiple sites around the Basingstoke area and surrounding regions, ensuring documentation, reporting, and client communications are kept up to date.

Qualifications

• Must have strong site management experience across retrofit and planned refurbishment works.
• Excellent communication to build relationships with clients and tenants.
• Ability to manage multiple sites, drive to sites daily, and ensure health and safety compliance.

Responsibilities

• Manage site teams, activities and resources to meet contract requirements.
• Select and form site personnel teams including sub- contractors.
• Collate preconstruction information and ensure contract docs are accurate.
• Produce reports with Contracts Manager and monitor progress to schedule.
• Identify hazards and implement risk assessments and control measures.
• Ensure compliance with health, safety and welfare legislation.
• Assist in estimating, bids and tenders in partnership with Contracts Manager.
• Create and manage master programmes for multiple live sites.

Location: Basingstoke office, Site based around Newbury, Reading, Chippenham and surrounding areas, Typically working Monday to Friday 39 hours per week

Whilst ensuring the smooth running of multiple designated sites, ensuring all site personnel carry out their tasks efficiently and effectively to enable the contract to be completed on time, with zero defects, within budget and with no risk to the Health & Safety of their operational team, the Client or the general public.

An outline of your responsibility as a Site Manager

• Manage site teams, work activities and resources to meet the requirements of individual contracts.
• Manage the selection and formation of site personnel teams (including Sub Contractors)
• Collate all preconstruction information (packs, asbestos surveys etc).
• Ensure all necessary contract documentation / reports are accurate and produced on time in conjunction with the Contracts Manager.
• Identify site hazards and ensure risk assessments and control methods are implemented via the Construction Phase Health
• Ensure all sites work comply with Legal and Statutory requirements, including Health, Safety and Welfare
• Assist in the preparation process for estimates, bids and tenders in partnership with the Contracts Manager.
• Create, manage and report on projects with multiple, live site locations through the use of a master programme.

About You

The successful Site Manager will ideally have strong experience in Retrofit & Planned refurbishment Works, within Social Housing/tenanted properties and have a good working knowledge of Internal and External works , managing the delivery through to completion/ handover, including understanding complex documentation and evidence collating to tight deadlines. Managing a few sites at any given time. Commercial awareness ensuring costs are meeting budget requirements. Great communication skills to build relationships with the Client and Tenants alike. You will need to hold a Full UK driving licence to travel to Sites daily. You must hold SMSTS or associated NVQ, 3 day First Aid, as well as being confident with IT and proficient in MS Office. The role will also require a DBS check.
