Job summary

Bimplus is seeking an experienced Quantity Surveyor to join its commercial team in London. You will manage commercial and contractual aspects across multiple high-end residential refurbishment, restoration and bespoke fit-out projects from tender through final account.

Reporting to the Commercial Director, you will prepare valuations, cost plans, cash flow forecasts and final accounts, while ensuring procurement and subcontractor management aligns with our standards and client expectations.

Qualifications

• Previous experience as a Quantity Surveyor in prime residential construction.
• Strong knowledge of standard contracts and commercial practices.
• Excellent understanding of valuations, variations, cost reporting and final accounts.
• Strong communication and negotiation skills.
• Proficient in MS Office and relevant commercial software.

Responsibilities

• Assist with tender pricing, subcontract enquiries and procurement activities where required.
• Support the transition from tender to live project through effective commercial planning.
• Prepare tender packages and analyse subcontractor quotations.
• Assess subcontractors' commercial capability and contractual compliance.
• Place subcontract and supplier orders in accordance with company procedures.
• Prepare and manage project cash flow forecasts.
• Produce interim valuations, applications for payment and variation submissions.
• Manage change control processes and maintain variation records.
• Monitor project costs, budgets, and forecasts throughout the project lifecycle.
• Produce monthly cost value reconciliations and commercial reports.
• Manage subcontractor accounts, valuations, and final accounts.
• Prepare and agree client final accounts.
• Attend project, design, and commercial meetings with internal and external stakeholders.

A leading Prime Residential Main Contractor is seeking an experienced Quantity Surveyor to join its commercial team.

Specialising in the delivery of high-end residential refurbishment, restoration and bespoke fit-out projects, the business has built an excellent reputation for delivering exceptional homes throughout London and the surrounding areas. This is an exciting opportunity to work on prestigious projects, managing the commercial and contractual aspects from tender stage through to final account.

Reporting directly to the Commercial Director, you will work closely with project delivery teams to ensure commercial success across multiple projects.

Key Responsibilities

• Assist with tender pricing, subcontract enquiries and procurement activities where required.
• Support the transition from tender to live project through effective commercial planning.
• Prepare tender packages and analyse subcontractor quotations.
• Assess subcontractors' commercial capability and contractual compliance.
• Place subcontract and supplier orders in accordance with company procedures.

Commercial Management

• Prepare and manage project cash flow forecasts.
• Produce interim valuations, applications for payment and variation submissions.
• Manage change control processes and maintain variation registers.
• Monitor project costs, budgets, and forecasts throughout the project lifecycle.
• Produce monthly cost value reconciliations and commercial reports.

Contract Administration

• Manage contractual obligations and resolve commercial issues.
• Prepare loss and expense submissions and delay notices where required.
• Ensure contractual documentation is maintained accurately.
• Attend project, design, and commercial meetings with internal and external stakeholders.

About You

• Previous experience as a Quantity Surveyor within the prime residential construction industry.
• Strong knowledge of standard construction contracts and commercial practices.
• Excellent understanding of valuations, variations, cost reporting and final accounts.
• Strong analytical and problem-solving abilities.
• Excellent communication and negotiation skills.
• Commercially aware with a proactive approach to identifying risks and opportunities.
• Strong organisational and time management skills.
• Proficient in Microsoft Office and relevant commercial software.
