Job summary

Humres is seeking an experienced Commercial Manager / Quantity Surveyor for fast-track retail and leisure fit-out projects, based from Lichfield. You will take full commercial responsibility from estimating through to final account on schemes ranging from £100k to £10m, with an average around £500k.

You will manage estimating, procurement, cost planning, valuations, variations and final accounts, liaising with clients and subcontractors to safeguard project profitability.

Commercial Manager / Quantity Surveyor – Retail & Leisure Fit-Out

Location: Lichfield, Staffordshire

Salary: £45,000 – £65,000 DOE

Sector: Retail & Leisure Fit-Out

Our client is an established fit-out contractor delivering fast-track retail and leisure projects across the UK. Due to continued growth, they are looking for an experienced Commercial Manager / Quantity Surveyor to join their team based from Lichfield.

The successful candidate will take full commercial responsibility for projects from estimating stage through to final account, working on fit-out schemes ranging from £100k to £10m, with an average project value of approximately £500k.

Key Responsibilities:

• Estimating and tendering for new fit-out projects
• Managing projects commercially from pre-construction through to completion
• Subcontractor procurement, negotiation and appointment
• Cost planning, budgeting and ongoing cost management
• Managing valuations, variations and payments
• Monitoring project profitability and commercial performance
• Liaising with clients, subcontractors and internal project teams
• Preparing and agreeing final accounts
• Taking overall financial control of allocated projects

Project Experience:

• Fast-track retail fit-out
• Leisure and hospitality fit-out
• Projects ranging from £100k – £10m
• Projects delivered for major national and international retail, leisure and hospitality brands

Candidate Requirements:

• Previous experience as a Quantity Surveyor, Senior QS or Commercial Manager
• Strong experience working for a fit-out contractor
• Retail and/or leisure fit-out experience is highly desirable
• Comfortable managing the full commercial lifecycle of projects
• Strong estimating and subcontract procurement experience
• Commercially astute with the ability to take financial ownership of projects
• Ideally based within approximately one hour of Lichfield
• Candidates predominantly from housing, civils or large-scale traditional main contracting backgrounds are unlikely to be suitable

Salary & Benefits:

• £45,000 – £65,000, dependent on experience
• Fully expensed electric/hybrid company car, including private mileage, or car allowance
• Private healthcare after 12 months, worth approximately £2,000
• Membership of the Employee Ownership Scheme after 12 months
• EOT tax-free bonus on a sliding scale based on salary and length of service

Working Arrangements:

• Typically 3–4 days per week in the Lichfield office
• Approximately 1–2 days per week on site, depending on workload
