Job summary

Optima Site Solutions Ltd. is seeking an experienced Quantity Surveyor to lead commercial activities on fast-track fit-out and refurbishment projects across the UK, with a Guildford base. The role offers hybrid working and a nationwide project portfolio.

You will take ownership of multiple projects, ensuring on-time delivery within budget and maintaining strong client and supply-chain relationships.

Qualifications

• Fast-track fit-out experience is essential.
• Strong Quantity Surveying experience within a main contractor or specialist fit-out contractor.
• Experience delivering fast-track fit-out/refurbishment projects.
• Experience within leisure, hospitality, pubs, restaurants, hotels or similar environments.
• Strong commercial and contractual knowledge.
• Experience managing projects independently.
• Excellent subcontractor procurement and negotiation skills.
• The ability to manage several projects simultaneously.
• A practical, commercially minded approach.
• Willingness to travel to projects nationwide when required.

Responsibilities

• Take commercial responsibility for multiple fit-out and refurbishment projects, working with clients, site teams, subcontractors and senior management.
• Full commercial management of projects from pre-construction through to final account.
• Procurement and management of subcontractor packages.
• Prepare budgets, cost plans and project forecasts.
• Manage valuations, variations and applications for payment.
• Cost reporting and maintaining commercial control throughout each project.
• Negotiate subcontractor accounts and final accounts.
• Identify and manage commercial risks.
• Work with operational teams to deliver on time and within budget.
• Build relationships with clients and the wider supply chain.
• Visit live projects across the UK as required.

Quantity Surveyor - Fast-Track Fit Out

• Salary: Up to £75,000 + Car + Performance Bonus
• Location: Hybrid / Nationwide Projects. Guildford Base

We are working with an established construction and refurbishment contractor looking to appoint an experienced Quantity Surveyor to join their commercial team.

The business delivers high-quality fast-track fit-out and refurbishment projects across the UK, with a strong focus on the leisure and hospitality sectors, including pubs, restaurants, hotels and other high-specification venues.

This is a role for a commercially strong QS who is comfortable taking ownership of projects and working independently. You won't need someone looking over your shoulder - you'll be trusted to manage the commercial side of your projects from start to finish.

The Role
