Building Surveyor / Project Manager

Client-Side Property Development

Location: Midlands-based, with regular travel to Jersey, North Wales, and South of France

Contract: Full-time

Permanent Experience: Typically, 2-5 years' relevant post-qualification or industry experience, although candidates with stronger practical construction or site management experience will also be considered.

We are seeking a commercially minded Building Surveyor or Project Manager to join our in-house property team in a client-side role, taking ownership of residential development, refurbishment and extension projects across the UK, Channel Islands and South of France.

The portfolio includes residential projects across the West Midlands, North Wales, Jersey, the wider Channel Islands and the South of France, covering development, refurbishment and extension work from initial feasibility through to completion and handover.

This is a varied, hands-on role with significant responsibility and direct involvement with internal stakeholders, contractors and professional consultants. The successful candidate will help ensure that projects are delivered safely, efficiently and to a consistently high standard.

Over time, the role may also expand into broader leadership responsibilities, including supporting the development and management of the company's in-house contracting capability in Jersey.

This role would suit someone who enjoys combining technical building knowledge with hands-on project delivery, commercial judgement and regular stakeholder contact. It offers the chance to influence projects directly rather than advising from a purely external consultancy position.

Regular travel is an essential part of the position. Candidates must be comfortable travelling frequently to project locations, including Jersey, North Wales and the South of France, with overnight stays where required.

Key Responsibilities

• Manage residential development, refurbishment and extension projects from feasibility and design through planning, construction, completion and handover.
• Prepare and maintain project programmes, budgets, scopes of work and delivery plans.
• Monitor site works, contractor performance, workmanship, productivity and compliance with drawings, specifications, quality standards, budgets, programmes and contractual requirements.
• Coordinate architects, structural engineers, contractors, specialist consultants and statutory authorities on behalf of internal stakeholders.
• Lead and contribute to design team, progress and site meetings.
• Produce clear project reports covering progress, costs, risks, quality, decisions and recommended actions.
• Review and interrogate consultant reports, drawings, specifications, schedules and contract documentation.
• Use CAD software to review, amend and produce technical drawings, layouts and construction details where required.
• Identify design, construction and delivery risks at an early stage and implement appropriate mitigation measures.
• Undertake building inspections, identify defects and recommend practical remedial solutions.
• Manage snagging, defects and completion processes to ensure projects are fully closed out.
• Ensure that all works comply with relevant Building Regulations, planning requirements, health and safety legislation and other statutory obligations.
• Ensure projects support the company's wider financial, operational and asset management objectives.
• Provide professional and commercially focused advice to internal stakeholders throughout the project lifecycle.
• Support selected commercial property matters where required, including maintenance projects, schedules of dilapidations and reinstatement cost assessments for insurance purposes.

• Proficiency in CAD software, with the ability to review and amend technical drawings and produce simple layouts or construction details where required.
• Ability to read, interpret and interrogate architectural, structural and construction drawings, specifications and consultant reports.
• Good knowledge of building defects, diagnostic techniques and appropriate remedial solutions.
• Experience coordinating architects, engineers, contractors, consultants and statutory authorities.
• Sound understanding of Building Regulations, planning processes and health and safety requirements.
• Strong project management, organisational and commercial skills.
• Ability to manage multiple projects and competing priorities with limited supervision.
• Excellent written and verbal communication skills.
• Confident decision-making and problem-solving ability.
• Full UK driving licence.
• Willingness and ability to travel regularly, including overnight stays.

Desirable

• Experience working in a client-side property, development or asset management environment.
• Experience managing projects in the Channel Islands or other remote locations.
• Experience leading or developing an in-house construction or contracting team.
• Knowledge of contract administration, procurement and construction contracts.
• Experience preparing schedules of dilapidations or reinstatement cost assessments.
• Familiarity with project management and drawing-management software.

Qualifications and Professional Memberships

• Degree, HNC, HND or equivalent qualification in Building Surveying, Construction Management, Project Management or a related discipline.
• Membership of, or progress towards, a recognised professional body such as RICS or CIOB would be advantageous but is not essential for candidates with strong relevant experience.
• Candidates with strong practical construction and site management experience will also be considered.
