Job summary

Carriera Recruitment is seeking a Senior Building Surveyor - Client-Side to join a growing real estate investment and asset management business. Based in Reading or Birmingham with UK-wide travel, you will lead refurbishment and capital works across a varied UK portfolio, taking projects from scope to completion.

You should be an MRICS Building Surveyor with around 5+ years' PQE; experience in refurbishments, capital projects, and due diligence is highly valued.

Qualifications

• MRICS Building Surveyor with around 5+ years' post-qualification experience, relevant experience considered.

Responsibilities

• Managing refurbishment and void works from initial scope through to completion.
• Preparing specifications, budgets and programmes for refurbishment projects.
• Managing contractors on site and dealing with day-to-day technical issues.
• Carrying out practical completion inspections and managing defects and snagging.
• Acting as the client-side lead on larger capital projects including roofs, façades, M&E, building fabric and common areas.
• Preparing cost plans and monitoring project spend against budgets.
• Procuring and managing contractors and external consultants, including tender processes and JCT contracts.
• Identifying and prioritising future capital expenditure requirements across the portfolio.
• Providing technical input into acquisition and disposal due diligence, reviewing building condition and identifying potential capex.
• Supporting building management, planned maintenance and statutory compliance requirements.
• Providing technical advice around EPC/MEES, retrofit and wider sustainability requirements.
• Providing support on dilapidations, licences to alter and other technical lease matters.

Senior Building Surveyor - Client-Side

Location: Reading or Birmingham, with UK-wide travel

We are working with a growing real estate investment and asset management business that is looking to appoint a Senior Building Surveyor to join their technical team.This is a client-side role, working closely with the Asset Management and Investment teams across a varied UK property portfolio.The role is particularly suited to someone who enjoys being hands-on and taking projects from initial scope through to completion, rather than being purely consultancy-based.

The Role

The main focus will be on delivering refurbishment and capital works across the portfolio, particularly bringing vacant units back to market quickly and efficiently.

You will be responsible for:

• Managing refurbishment and void works from initial scope through to completion.
• Preparing specifications, budgets and programmes for refurbishment projects.
• Managing contractors on site and dealing with day-to-day technical issues.
• Carrying out practical completion inspections and managing defects and snagging.
• Acting as the client-side lead on larger capital projects including roofs, façades, M&E, building fabric and common areas.

You will work closely with the wider Asset Management, Investment and Property teams, as well as contractors, consultants, agents and occupiers.

What They're Looking For

Ideally, you'll be an MRICS Building Surveyor with around 5+ years' post-qualification experience, although relevant experience will be considered.

They're particularly interested in someone who has:

• Strong experience delivering refurbishment and capital projects.
• A background across commercial, industrial or mixed-use property.
• Hands-on experience managing contractors and projects on site.
• Experience with technical due diligence relating to acquisitions and disposals.
• Exposure to dilapidations, compliance and general building management.
• Good knowledge of building regulations, fire safety and EPC/MEES requirements.
• A commercially minded approach and an understanding of how technical decisions impact leasing and asset value.
• The ability to manage multiple projects and contractors across a live portfolio.
• A full UK driving licence and willingness to travel nationally.

Experience of sustainability/decarbonisation projects, JCT contracts, Employer's Agent duties or working within an institutional / investment-backed environment would be advantageous.
