Western Trading Group is seeking a commercially minded Property Manager to oversee the day-to-day management and performance of a mixed commercial and residential property portfolio in Birmingham. You will handle operations, tenant relations, maintenance, compliance, service charges, rent reviews and lettings.

The role covers retail, industrial and office premises with responsibility for PPM programmes, vendor coordination and ensuring works meet required standards.

Competenze

• Full UK Driving Licence is required.
• Access to a vehicle during working hours.
• Organised, proactive and commercially minded.

Mansioni

• Manage the day-to-day operation of a commercial property portfolio, including retail, industrial and office premises.
• Maintain positive tenant relationships, managing enquiries, maintenance issues and general property matters.
• Oversee Planned Preventative Maintenance (PPM) programmes and maintain the PPM tracker.
• Prepare, manage and reconcile service charge budgets, schedules and tenant statements, including reviewing and implementing service charge increases.
• Manage residential property compliance, ensuring statutory requirements and certifications are maintained.
• Coordinate residential rent reviews, lettings and liaison with letting agents.
• Manage reactive maintenance, repairs and property improvement works, obtaining competitive contractor quotations.
• Coordinate and supervise contractors, ensuring works are completed to the required standard and within agreed timescales.
• Carry out property inspections, identify maintenance requirements and prepare reports.
