Job summary

Macdonald & Company is recruiting a Property Manager for the West Midlands in a hybrid role. You will take ownership of a diverse portfolio, handling property management, lease events and estate management, interfacing with clients, tenants and solicitors.

The ideal candidate has strong commercial property management experience, landlord and tenant knowledge, and is degree qualified with progress toward MRICS; APC support is available for part-qualified applicants.

• 12-18 months practical / relevant property management experience essential.

Responsibilities

• Full day-to-day management of your own property portfolio.
• Client, tenant, solicitor and stakeholder liaison.
• Lease and tenancy management including rent reviews, expiries and lease events.
• Regular property inspections and management of repairs and planned maintenance.
• Support asset management initiatives and recommendations on property matters.
• Managing arrears, approvals of invoices, budgets and quarterly forecasts.
• Preparing client reports and supporting client meetings.
• Managing tenancy applications and occupier relationships.
• Maintaining lease/tenancy schedules and TRAMPS.
• Supporting acquisition and disposal due diligence.

Property Manager - West Midlands (Hybrid) - APC Support

I’m currently recruiting for an established property advisory business, who are seeking an experienced Property Management Surveyor to take ownership of a diverse portfolio spread across the wider Midlands region.

This is a client-facing, autonomous role with strong exposure to property management, lease events and estate management.

Key Responsibilities

• Full day-to-day management of your own property portfolio.
• Client, tenant, solicitor and stakeholder liaison.
• Lease and tenancy management, including rent reviews, expiries and lease events.
• Regular property inspections and management of repairs and planned maintenance.
• Supporting asset management initiatives and making recommendations on property matters.
• Managing arrears, invoice approvals, budgets and quarterly forecasts.
• Preparing client reports and supporting regular client meetings.
• Managing tenancy applications and occupier relationships.
• Maintaining property databases and lease/tenancy schedules, including TRAMPS.
• Supporting acquisition and disposal due diligence.

About You

You’ll ideally have:

• Strong commercial property management experience.
• Excellent Landlord & Tenant knowledge.
• Experience managing your own portfolio and reporting directly to clients.
• Good understanding of property management accounting.
• Strong communication, organisation and prioritisation skills.
• A proactive, commercially minded approach and ability to work autonomously.
• Good Microsoft Office skills.
• Full clean driving licence and access to a car (essential)

The post requires someone who is degree qualified and on their way to obtaining MRICS Qualification. 12 - 18 Months practical / relevant experience is essential. For those part qualified, full APC Support will be required where needed.

The role could be a hybrid role, with equal time spend in an office, on site and wfh.

This role is paying circa £32 - £35,000 + Car Allowance + Benefits.
