Job summary

Michael Page is recruiting on behalf of a leading real estate and property organisation for a Commercial Property Manager (Associate Director level) in Birmingham. You will manage key client relationships, oversee a varied commercial portfolio and help drive business performance.

You will work closely with senior leadership, lead tenant meetings, oversee lease events and contribute to due diligence, budgeting and revenue growth across a mixed portfolio.

Qualifications

• Proven mixed portfolio commercial real estate experience.
• Strong client-facing experience in property management.
• Experience managing lease events, rent reviews and occupier applications.
• MRICs / AssocRICs qualification or progress toward it.
• Good knowledge of service charges and accounting practices.

Responsibilities

• Take responsibility for a portfolio of commercial properties and key client relationships.

• Liaise with clients, occupiers, solicitors and internal stakeholders.
• Attend and lead tenant and client meetings.

An exciting opportunity has arisen for an experienced commercial property professional to join a leading real estate and property organisation as a Commercial Property Manager (Associate Director level) in Birmingham. Working closely with senior leadership, you will manage key client relationships, oversee a varied commercial portfolio and play a key role in developing client relationships and business performance.

Description

The Commercial Property Manager will:

• Take responsibility for a portfolio of commercial properties and key client relationships.
• Deliver high-quality property management services across multiple assets.
• Manage lease and tenancy schedules, lease events, rent reviews and expiries.
• Liaise regularly with clients, occupiers, solicitors and internal stakeholders.
• Attend and lead tenant and client meetings.
• Oversee licence applications and occupier-related requests.
• Prepare reports and recommendations for clients and senior management.
• Monitor service charge expenditure and support annual budget preparation.
• Manage arrears recovery, income collection and property management administration.
• Undertake due diligence work relating to acquisitions and disposals.
• Support business development activities, cross-selling opportunities and revenue growth initiatives

Profile

A successful Commercial Property Manager should have:

• Proven experience within mixed portfolio commercial real estate and property management.
• Strong client-facing experience with the ability to build and maintain relationships.
• Excellent understanding of landlord and tenant matters.
• Experience managing lease events, rent reviews and occupier applications.
• Good knowledge of property management accounting, including service charges, statements of account and arrears management.
• Commercially minded and able to operate at Associate Director level, with an interest in business development and broader client solutions.
• MRICs / AssocRICs qualified (or working towards with relevant demonstrable experience).

Job Offer

The role of Commercial Property Manager benefits from:

• Annual salary of £50,000 to £55,000 (depending on experience).
• Car allowance of £5,500 per annum.
