Job summary

KC Recruitment is seeking an experienced Property Manager for a busy estate agency in East London/Essex. You will take control of a large portfolio and ensure properties are compliant and well-maintained.

The role involves liaising with tenants, landlords, and contractors, arranging safety certificates, and supporting growth as the company expands. An ARLA qualification or equivalent is preferred.

Qualifications

• Experience managing a large property portfolio.
• Knowledge of tenancy legislation and compliance.
• Experience coordinating contractors and safety checks.
• Excellent communication with tenants and landlords.

Responsibilities

• Manage a large portfolio of properties across East London and Essex.
• Arrange tenant compliance paperwork for receipt and checking.
• Coordinate with gas safety engineers, electricians and maintenance trades.
• Ensure tenants move in easily and safely.
• Liaise with landlords on repairs and maintenance.
• Organise gas safety certificates and EPCs.
• Negotiate tenancy renewals.
• Maintain the property management database and records.

Our client is an established and very successful estateagent.

They dominate their market and are expanding rapidly.

They have a large portfolio and database of residentialproperties that need constant management and support.

A position has arisen for an experienced Property Manager totake control of the portfolio and database and ensure all properties arecompliant, legal and functioning property to high standards.

Requirements

• Manage a large portfolio of properties acrossEast London and Essex.
• Arrange for tenant compliance paperwork to bereceived and checked.
• Work with Gas safety engineers, electricians,maintenance trades and builders.
• Ensure tenants move in easily and safely.
• Confirm with Inventory clerks that allproperties are correct and clean, and signed off.
• Liaise with Landlords on repairs and maintenancerequirements
• Daily liaison with tenants, landlords andcontractors, dealing with questions, complaints and updates.
• Assessing and evaluating reported maintenanceissues
• Appointment and monitoring of contractors
• Organising quotes for repair/maintenance onbehalf of landlords and overseeing works
• Providing property management advice within thearea of expertise to existing and potential clients.
• Negotiating tenancy renewals
• Updating of specified areas of the propertymanagement database
• Ensuring tenant/contractor/landlord compliancewith statutory andcontractual obligations
• Writing letters and reports
• Organising gas safety certificates and EPCs
