Unknown Property Management Co. in St Albans seeks an experienced Property Manager to oversee a designated shared portfolio and act as the main point of contact for Leaseholders and Homeowners.

You will handle service charge budgets, maintenance planning, liaise with contractors, attend meetings, ensure safety compliance, and maintain accurate records with a strong emphasis on customer service.

Qualifications

• Prepare service charge budgets.
• Conduct quarterly reviews to maintain service charge budgets.
• Coordinate with accounts to prepare and distribute service charge accounts per law.
• Oversee day-to-day maintenance of buildings and communal areas.
• Address maintenance reports promptly.
• Liaise with contractors for reactive maintenance.
• Approve contractor invoices.
• Handle general enquiries from Freeholders, Leaseholders and tenants.
• Organise and attend Directors Meetings as needed.
• Organise and attend AGMs where applicable.
• Manage major works and Section 20 notices.
• Supervise site staff such as cleaners and maintenance.
• Ensure properties comply with Health and Safety regulations.
• Carry out regular site visits to properties.
• Maintain accurate records of properties and leaseholders.
• Provide excellent customer service.
• Adhere to industry best standards.
