Job summary

TipTopJob is seeking an experienced Property Manager to handle a residential portfolio with a London/UK focus and to provide high-level service to UK and international landlords. The role offers a base salary (£28,000–£32,000) with OTE up to £35,000 and a Monday–Friday pattern, no weekends.

You will manage the full tenancy lifecycle, coordinate property maintenance, ensure regulatory compliance, and build strong landlord relationships while supporting business growth.

Qualifications

• Experience independently managing a residential portfolio.
• Experience dealing with landlords, tenants and contractors.
• Strong communication and relationship-building skills.
• Knowledge of tenancy legislation and property compliance.
• Experience with inspections, deposits and arrears.

Responsibilities

• Manage your own residential property portfolio and act as main point of contact for landlords and tenants.
• Oversee the full tenancy lifecycle including new tenancies, renewals, move-ins, move-outs and closures.
• Coordinate maintenance and repairs with contractors and keep landlords informed.
• Carry out property inspections and prepare reports with follow-up actions.
• Monitor property safety and regulatory compliance (gas, electrical safety, EPCs, licensing, PAT, damp/mould).
• Maintain accurate property, tenancy and compliance records.
• Advise landlords on repairs, compliance and tenancy matters while protecting commercial interests.

Are you an experienced Property Manager looking to join a growing business where there is genuine opportunity to progress?

An excellent opportunity has arisen to join an expanding property management and lettings company providing premium property management services to UK and overseas landlords and investors.

The business manages a significant portfolio of residential properties, including a substantial portfolio on behalf of international landlords, and is continuing to grow. As a result, they are looking for an experienced Property Manager who wants to develop their career and grow with the company.

This isnt just about managing a portfolio. They are keen to attract someone who takes pride in providing an excellent service, enjoys building long:term relationships with landlords and tenants, and genuinely wants progression as the business expands.

Youll manage your own residential property portfolio and take responsibility for the full tenancy lifecycle, while working as part of an established and supportive property management team.

And importantly : this is a Monday:to:Friday position with no weekend working.

What youll be doing

• Managing your own residential property portfolio and acting as the main point of contact for landlords and tenants.
• Building strong relationships with both UK and overseas landlords and providing a high level of ongoing service.
• Managing the full tenancy lifecycle, including new tenancies, renewals, move:ins, move:outs and tenancy closures.
• Carrying out property inspections, preparing reports and ensuring follow:up actions are completed.
• Coordinating maintenance and repairs, managing contractors and keeping landlords and tenants updated.
• Monitoring property safety and regulatory compliance, including gas and electrical safety, EPCs, licensing, PAT and damp and mould requirements.
• Managing deposits and deductions, rent arrears and tenancy:related issues.
• Maintaining accurate property, tenancy and compliance records.
• Advising landlords on repairs, compliance, arrears and tenancy matters while taking their commercial interests into consideration.

What were looking for

Youll already have experience independently managing a residential property portfolio and be confident dealing directly with landlords, tenants and contractors.

Youll Also Have

• A good understanding of tenancy legislation, landlord responsibilities and property compliance.
• Experience dealing with inspections, maintenance, contractors, deposits, arrears and complaints.
• Strong communication and relationship:building skills.
• Good commercial judgement and a proactive approach to problem:solving.
• Experience using Reapit, Goodlord or a similar property management system would be advantageous.
• Previous experience within lettings, Build to Rent (BTR) or Purpose:Built Student Accommodation (PBSA) would also be considered.
• ARLA Propertymark qualification would be welcomed, although ARLA training is available following successful completion of probation.
