Job summary

Additional Resources Ltd is seeking a Lettings Property Manager to oversee a portfolio of residential properties and act as the main contact for landlords and tenants in Scotland. The role requires strong customer service, contractor coordination, and tenancy administration.

You will ensure regulatory compliance, maintain accurate records, and support the team with daily operational tasks while delivering a professional service to clients.

Qualifications

• 2 years of experience within residential property management or lettings.
• Good understanding of customer service and ability to build positive relationships with landlords, tenants and contractors.
• Experience managing multiple tasks, prioritising workloads and meeting deadlines.
• Good working knowledge of Microsoft Office applications.
• Sound understanding of property maintenance.
• Full UK driving licence and access to own car.

Responsibilities

• Manage a portfolio of residential properties and act as the main point of contact for landlords and tenants.
• Respond to tenant enquiries, complaints and property-related matters in a timely manner.
• Arrange maintenance and repairs with approved contractors.
• Instruct contractors, obtain quotations and monitor works.
• Manage tenancy administration including move-ins, move-outs and amendments.
• Ensure properties are managed in line with Scottish legislation and regulatory requirements.
• Keep property records and management systems accurate and up to date.
• Prepare property reports and provide regular updates to landlords.
• Support the wider property management team with day-to-day administrative duties.

An opportunity has arisen for a Lettings Property Manager to join a well-established company offering estate agency, letting, legal, and mortgage services, alongside regulated support for buying, selling, and property management.

As a Lettings Property Manager, you will be managing a portfolio of residential properties while providing a reliable service to landlords and tenants.

This role offers a minimum salary of £26,000 (DOE) and benefits.

You will be responsible for:

• Managing a portfolio of residential properties and acting as the main point of contact for landlords and tenants.
• Responding to tenant enquiries, complaints and property-related matters in a timely manner.
• Arranging maintenance and repair work with approved contractors.
• Instructing contractors, obtaining quotations where necessary and monitoring completed works.
• Managing tenancy administration, including property move-ins, move-outs and tenancy amendments.
• Ensuring properties are managed in line with relevant Scottish legislation and regulatory requirements.
• Keeping property records and management systems accurate and up to date.
• Preparing property reports and providing regular updates to landlords.
• Supporting the wider property management team with day-to-day administrative and operational duties.

The candidates from the following background will be considered:

• Lettings Property Manager, Property Manager, Lettings Manager, Residential Property Manager, Property Management Officer, Tenancy Manager, Portfolio Manager, Lettings Coordinator, Lettings Consultant or in a similar role.

What we are looking for

• 2 years of experience within residential property management, lettings, housing or a related environment.
• Strong understanding of customer service and the ability to build positive relationships with landlords, tenants and contractors.
• Experience managing multiple tasks, prioritising workloads and working to deadlines.
• Good working knowledge of Microsoft Office applications.
• A sound understanding of property maintenance.
• A full UK driving licence and access to your own car.

Desirable

• ARLA Level 6, or an equivalent Scottish Residential Letting & Property Management qualification, (training can be provided to achieve the qualification)
• Knowledge of Scottish residential tenancy legislation, including the Scottish Government Private Residential Tenancy framework.
• A relevant property, housing or customer service qualification.
• Experience using property management software
• SME Software experience.

Shift

• Monday to Thursday, 9.00am - 5.30pm
• Friday, 9.00am - 5.00pm
