Kisimul Group Ltd. is seeking a Property Maintenance Supervisor for the Lincs North West region. Based at Breagha House, Hayton, with satellite properties, you will support the Group Property Manager (North) in delivering a proactive maintenance service and coordinating external contractors.

The role requires GCSE or equivalent, a driving licence, and 5 years in property maintenance with 3 years in supervision. You will work within a team, ensuring safety compliance and efficient operation.

Qualifications

  • Trade specific qualifications desirable but not essential if time-served experience is held.
  • A class B manual driving licence is required.

Responsibilities

  • This role shall be based from Breagha House, Hayton with satellite properties included and will be the Lincs North West sub-region.
  • Assist the Group Property Manager (North) with developing and delivering an efficient planned and proactive property maintenance service.
  • Assist the Group Property Manager (North) in ensuring arrangements for unplanned or emergency works are in place.
  • Assist in ensuring external contractors’ works are managed safely and to company policy.
  • Record information legibly and accurately; communicate appropriately.
  • Liaise with Care Home/School Managers regarding planned and reactionary works and scheduling.

Role Title: Property Maintenance Supervisor (Lincs North West)

Role overview:

Reporting to and supporting the Group Property Manager (North), the postholder will be a memberof the Property Team actively assisting with the maintenance and development of the Company’sResidential Care Homes, schools and ancillary property stock. The Postholder will be required toproactively manage their own workload and oversee the best use of external services as required, todeliver both a pro-active and responsive service.

Formal qualifications:

Alongside the expected levels of demonstrable experience in the key elements of the role, the postholder would be expected to be educated to a GCSE (or equivalent) level. Trade specificqualifications are desirable but not essential if suitable time-served experience is held. A class Bmanual driving licence is required.

Key Responsibilities:
  • This role shall be based from the Breagha House, Hayton with a remit/additional satelliteproperties included and be deemed the “Lincs North West” sub-region. Supporting otherregions as required (with transport provided) will apply.
  • Assist the Group Property Manager (North) with the development and delivery of an efficientand effective planned and proactive property maintenance service.
  • Assist the Group Property Manager (North) in ensuring that efficient and effectivearrangements are in place to deal with any unplanned or emergency works required,
  • Assist the Group Property Manager (North) in ensuring that suitable arrangements are inplace to effectively and safely manage all aspects of relevant property maintenance worksundertaken by any external contractors.
  • Assist the Group Property Manager (North) in completing and recording relevant auditoryprocesses associated with the role. Reporting/resolving any faults and/or hazards in a timelyfashion.
  • Assist the Group Property Manager (North) in liaising with the Care Home/School Managersregarding planned and reactionary works.
  • Assist the Group Property Manager (North) in works scheduling, with both internal andexternal labour resources; procuring materials, equipment and plant when required; all inaccordance with Company Policy
  • Implement a working knowledge of relevant industry Health and Safety Regulations in orderto work to Safe Systems of Work including - Risk Assessments, Method Statements, COSHHAssessments, Permits to Work et al.
  • Organise and supervise the work of relevant team operatives and contractors, ensuringoperatives are competent for the tasks being undertaken and that they are kept aware ofrelevant Health and Safety Regulations and company Policies and Procedures.
  • Arrange and attend meetings, training courses and follow-up refresher courses as required.
  • Record information ensuring it is legible, accurate and complete. Communicate in a mannerthat is appropriate and accurate.
  • Promote good department housekeeping principles and commercial “workperson-like”demeanour.
  • Recognise and promote that ultimately the residents/pupils and their representative staffare “The Client.”
The experience I bring:
  • Working professionally in a Property Maintenance related capacity or related trade for 5years
  • Working in a supervisory capacity, ideally in a property maintenance capacity, for 3 years;planning and monitoring the performance of others
  • Specifying work for procurement by external contractor – establishing scopes of work,standard expectations and commercial value.
  • Baseline IT skills to include use of email, web browsing, App based defect reporting softwareand basic MS office applications
  • The ability to work as part of a team and on own initiative; motivating self and others.Working with relevant trade based equipment and tools; including working at height andoutdoors in all seasons as required.
