About this opportunity

The Housing Growth Partnership (HGP) is an equity investor passionate about accelerating the delivery of new homes across all UK Living Sectors. HGP is an GP Fund manager owned by Lloyds Banking Group (LBG). The investors are LBG and the UK government, via Homes England. As a result of our investments to date, HGP has committed to the construction of 13,000+ new homes across the UK. The fund was voted social impact investor of the year by our industry peers. Our housing delivery forms an important part of LBG’s Helping Britain Prosper plan commitments.

We’re looking for a Portfolio Director to be responsible for HGP’s underperforming investments requiring more active involvement to improve performance and protect value. In this role, you’ll also be responsible for developing and improving HGP’s processes and approach to managing and monitoring investments, including setting the tone on appropriate challenge of management strategy, ensuring proactive support and influence on management teams.

You’ll work alongside the five regional investment teams responsible for the original investments and will have co-responsibility for the portfolio management resource within each of those teams. The HGP live portfolio contains approximately one hundred projects, of which 5%-20% will require differing levels of active portfolio management depending on market conditions.

You’ll also work with and take responsibility for HGP’s Senior Advisor population, a large group of senior industry figures supporting HGP’s assessment and management of investments.

HGP has a UK-wide investment focus, so the role will require travel. We promote agile working and are open to flexible arrangements. The office base could be London, Birmingham, or Edinburgh. If you consider yourself a good match, we encourage you to apply and have a conversation.

What do we want you to do?

Join the HGP leadership team to support the Head of HGP in leading, managing, and empowering the team to oversee HGP investments alongside mid-market and SME house builders and developers. Take responsibility for HGP’s off-plan investments to determine and execute the optimal investment strategy. This includes deal execution skills such as workout, negotiation, structuring, financial analysis, due diligence, investment approvals, and legal documentation.

Collaborate with house builder/developer management teams and advisers, ensuring appropriate management teams are in place for successful project delivery. In some cases, this may involve replacing defaulting or insolvent partners and managing development SPVs, including appointing turnaround directors, securing alternative delivery routes, and restructuring investments with banks and stakeholders.

A key part of the role is presenting investment strategies and portfolio performance to the Investment Committee clearly and maintaining high standards of portfolio management, valuation, and support.

As a regulated fund, you’ll hold a certified role within HGP’s governance, ensuring adherence to fund processes and delivery of investments in line with fund principles. This includes participating in HGP’s Investment Committee, attending Board meetings, and preparing quarterly valuations for the Valuation Committee.

What you’ll need
  • Significant relevant experience in PE, restructuring, turnaround, active portfolio management, or broader construction industry experience.
  • Proven experience in structuring, negotiating, and executing equity or debt investments, ideally in real estate.
  • Ability to distinguish between external market impacts and management underperformance to identify investments needing increased intervention.
  • Effective risk management and compliance skills.
  • Financial analysis skills, including development cash flow modeling and understanding of capital structures.
  • Sector experience in living sector development and/or property finance.
  • Knowledge of due diligence, accounting, tax, and legal aspects of transactions.
  • Strong interpersonal, communication, and leadership skills.
  • Ability to build networks with advisers, partners, and industry experts.
  • Ability to work independently, lead, and develop junior team members with a positive attitude.
  • High personal integrity and honesty.
