Girling Jones Ltd is seeking a Building Services Manager to lead M&E services for a dispersed Devon/Somerset estates portfolio, covering 100+ sites. You will oversee maintenance, safety compliance and project delivery, shaping annual programmes and managing consultants and contractors.

Qualifications

• The successful Building Services Manager will bring broad M&E/building services knowledge and experience in maintenance contracts across a multi-site estate.
• Experience managing statutory compliance, planned preventative maintenance and reactive maintenance.
• Proven ability to deliver major and minor M&E projects with contract administration and budgeting.
• Experience managing building services consultants, contractors and suppliers.
• Ability to translate condition surveys into practical programmes of work.
• Knowledge of building services legislation, standards and compliance requirements.
• Understanding of Health & Safety, Building Regulations, water regs, asbestos and CDM.

Responsibilities

• Act as technical lead for M&E and building services across the portfolio.
• Manage statutory compliance and planned/reactive maintenance programmes.
• Undertake property inspections and condition surveys to identify works and priorities.
• Develop annual programmes of building services maintenance, servicing and improvement works.
• Manage M&E projects from scope through procurement to delivery.
• Prepare and review technical specs, drawings, cost estimates and work instructions.
• Manage external consultants, contractors and maintenance providers including contract admin and payment.
• Monitor contractor performance, quality and H&S standards.
• Maintain accurate maintenance and asset records and flag non-compliance.
• Provide technical input on power, lighting, heating, ventilation, fire detection, security, data installations and renewables.
• Support wider property projects with building services advice and energy efficiency initiatives.
