Job summary

Cairn Housing Association is seeking an experienced Maintenance Officer to deliver a high-quality maintenance service within the Maintenance Team, ensuring excellent customer service through face-to-face and written communications. You will support the Maintenance Manager with repairs, supervise contractors, and manage safety, budgets and data reporting to drive performance and value.

Qualifications

• Educated to HND level or equivalent with experience in property and asset management.
• Experience in property and asset management systems for stock condition data.
• Knowledge of Awaabs Law within The Investigation and Commencement of Repair (Scotland) Regulations 2026.
• Understanding of COSHH, IOSH, CDM2015, Gas Safe level 2, Electrical safety, Fire safety, Legionella, and Asbestos.
• Project management experience; ability to work under pressure in a busy office environment.
• Clerk of Work experience is desirable.
• Full UK Driving Licence with access to a vehicle.
• Basic Disclosure is required for this role.

Responsibilities

• Support and assist the Maintenance Manager with repairs contracts and ensure timely, high-standard completions.
• Monitor and supervise specialist contractors, ensure safety, certification, quality and final invoices align with budgets.
• Deliver void repairs process.
• Supervise estate caretaker services with task allocation and quality control.
• Provide guidance on alterations or rechargeable repairs per policies and procedures.
• Deliver partnership working across the organisation to improve performance and consistency.
• Responsible for the delivery of insurance works.
• Deliver effective customer service to meet KPIs and SLAs within legislation.
• Perform data management to enable accurate repairs budgeting and recoverable costs reporting.
