Job Title: Maintenance Operative

Location: The Highgate Care Home, 12 Hornsey Lane, London, N6 5LX

Salary: Up to £16.80 per hour dependent on experience

Contract: Permanent, Full Time, 40 hours per week. Monday to Friday.

As a Maintenance Operative at our Care Home, your primary responsibility will be ensuring that our facilities remain fully functional. You will maintain buildings and equipment effectively while complying with all relevant Bupa Standard Operating Procedures, legislation, and industry best practices. Your role is crucial in ensuring our accommodation meets Bupa’s cultural and brand values. Although you will be located within a home, there may be a requirement to provide maintenance support to local Care Homes within a reasonable distance (no more than 1 hour from your normal place of work) as needed to provide comprehensive regional maintenance support.

Key Responsibilities:

  1. Ensure all health, safety, and compliance checks are carried out using digital systems as per Bupa SOPs and compliance management tools.
  2. Address and close any tasks assigned to the Maintenance Manager or highlighted on compliance tools.
  3. Maintain safety and cleanliness to meet Environmental Health, Fire Authority, Legionella, and H&S standards.
  4. Complete maintenance and repairs to a high standard, timely, and cost-effective, ensuring first impressions align with organizational standards.
  5. Review and act upon residents’ preferences regarding their personal space.
  6. Report defects, obtain quotes, and manage repairs with approved contractors, following SOPs.
  7. Report irreparable defects to the Home Manager or Property/Maintenance Manager.
  8. Manage refurbishment and capex programs with minimal disruption.
  9. Maintain and secure tools and equipment at all times.
  10. Assist in induction of new colleagues regarding emergency procedures and equipment use, recording instructions as required.

What We’re Looking For

  • Understanding of building services including heating, water, ventilation, electrical, and plumbing systems.
  • Knowledge of building fabric maintenance and statutory compliance.
  • Experience with planned maintenance systems and record keeping.
  • Full driving license.
  • Building, electrical, or plumbing qualification (e.g., City & Guilds, BTEC, ONC, HNC) or at least 3 years of hands-on maintenance experience.
  • Ability to work in a multi-disciplinary team.
  • Computer literacy.
  • Good customer service skills.
  • Flexibility to meet changing demands.
  • Practical painting and decorating skills.
