Reed Specialist Recruitment is sourcing a Maintenance Manager for a client in Basingstoke. The role leads a property maintenance team to deliver responsive repairs and planned works, ensuring high-quality service and cost efficiency.

The ideal candidate has proven direct labour management experience, strong budgeting and health & safety knowledge, and proficient Excel skills. Travel may be required, with a full UK driving licence preferred.

Responsibilities

• Oversee delivery of property services, focusing on responsive repairs and occasional planned works.
• Lead a team of 12–15 in-house trades and external contractors with a focus on quality and value.
• Ensure health and safety compliance and CDM regulations are met.
• Maintain accurate data in property systems.
• Engage with residents to develop co-created services and improve satisfaction.
• Plan, track and forecast income and expenditure against budgets; mitigate risks.

Maintenance Manager

Location: Basingstoke /North Hampshire/ West Surrey

Job Type: Full-time, Permanent

Salary: £42,000 - £50,000 per year

Join our Clients property Maintenance team, committed to providing good, affordable homes and building 25,000 more homes over the next 10 years. They are looking for a Maintenance Manager to lead their Property Maintenance Team, ensuring high-quality maintenance and improvements to their properties.

Day-to-Day of the Role:

• Oversee the operational delivery of property services focusing on Responsive Repairs and on occasion planned works when needed.
• Lead a team of approximately 12- 15 in-house trades and external contractors, ensuring customer-centric, high-quality, and value-for-money services.
• Maintain high standards of safety and compliance with Health and Safety legislation and CDM regulations.
• Manage data within property systems accurately and efficiently.
• Engage with residents and groups to develop co-created services, enhancing customer satisfaction and community involvement.
• Plan, track, and forecast income and expenditure against budgets, taking actions to mitigate risks and ensure value for money.

Required Skills & Qualifications:

• Proven experience managing a direct labour workforce and delivering maintenance services.
• Strong knowledge of planning and delivering workstreams in a customer-focused environment.
• Commercial acumen and the ability to manage budgets effectively.
• In-depth knowledge of health, safety, and environmental legislation.
• Proficient in Microsoft Office Suite, particularly with intermediate or advanced Excel skills.
• Must have access to a car and a full UK driving licence as some travel is required.
