Job summary

Clark Contracts Ltd is seeking an experienced Land Manager to identify, appraise, and secure land opportunities supporting growth in the housing sector. You will drive the end-to-end land acquisition process from initial opportunity through to purchase, coordinating with planning consultants, surveyors and internal teams.

You will manage multiple opportunities, assess viability, and negotiate favourable terms while maintaining a robust land pipeline to meet business objectives.

Qualifications

• Proven experience in land acquisition for housebuilding or residential development.
• Strong commercial awareness to assess site viability and risk early.
• Experience negotiating land deals, incl. conditional contracts and options.
• Sound understanding of the planning system and planning risk impact on land value.
• Excellent relationship-building with RSLs/landowners, agents, consultants and internal stakeholders.
• Ability to manage multiple opportunities simultaneously and prioritise effectively.

Responsibilities

• Identify and source new land opportunities through market research, agent relationships, and off-market initiatives.
• Assess planning, technical, legal, and commercial constraints on opportunities.
• Prepare and review site appraisals and financial viability to support acquisition decisions.
• Lead negotiations with landowners, agents, and legal teams to secure land on favourable terms.
• Manage land bids, heads of terms, and supporting documentation.
• Coordinate with planning consultants, surveyors, and technical teams during early feasibility and pre-acquisition stages.
• Maintain an up-to-date land pipeline aligned with business objectives and market conditions.
• Monitor market trends, planning policy changes and competitor activity to inform land strategy.
• Report land acquisition activity, risks and opportunities for forecasts, budgets and board meetings.
• Represent the business professionally to generate future land opportunities.
