Job summary

Abri is delighted to recruit two Homeowner Services Officers to join our Specialist Residential Services team in Eastleigh. You will manage a portfolio of leasehold, freehold and shared ownership properties, taking full responsibility for leasehold management and providing specialist advice to residents and colleagues.

Qualifications

• CIH or RPM qualification preferred or willing to complete.
• Knowledge of Commonhold and Leasehold Reform Act 2002 and Landlord and Tenant Act as they affect residential leaseholders.
• Experience applying Commonhold and Leasehold law relating to assignments, consents, enfranchisement, lease extension, breach of covenants and service charges.
• Ability to analyse and interpret lease covenants.
• Understanding health and safety legislation as it relates to neighbourhood roles and responsibilities.
• Ability to handle difficult or sensitive situations.

Responsibilities

• Manage a wide portfolio taking full responsibility for leasehold management.
• Provide specialist advice on lease covenants, subletting, alterations and lease variations.
• Provide expert leasehold advice on clauses pertaining to leases, covenants and demised areas; support with consents and enforcement when required.
• Manage breaches of lease and take relevant court action for forfeiture.
• Support with Section 20 and QLTA consultations and management of observations.
• Optimise income through service charge arrears collection, setting and scrutiny and major works recharges.
• Represent Abri at the First Tier Tribunal to defend leasehold challenges or present cases for tribunal determination.
• Audit costs for repairs, management fees and general service charges.
• Work with residents’ associations on estate improvements and planned maintenance.
• Investigate subletting fraud following Abri procedures.
• Resolve complaints and enquiries by providing information.
