Job description

Home Manager | Kingfisher House, Perth | 77-bed luxury care home

Up to £65,000 + Up to 40% bonus + Private Medical Insurance

Kingfisher House is only at the beginning of its story. We are looking for the person who will write the next chapter.

Opened in late 2025, Kingfisher House is one of the newest additions to Care Concern Group; a purpose-built, 77-bedroom home overlooking the River Tay in Perth, providing residential, nursing, dementia and respite care.

This isn't an established home looking for someone to simply maintain what is already there.

Kingfisher House is less than a year into its commissioning journey, and the foundations are already being laid. Occupancy has grown to around 30% in its first months of operation, the team is developing, and the home has begun establishing its reputation with residents, families and the local community.

Our Home Manager of Kingfisher House Care Home is not leaving Care Concern Group. Following their success in opening and establishing the home, they have been selected for an exciting new opportunity within Monet Care – our new premium London portfolio.

The Opportunity

There is something different about taking responsibility for a newly commissioned care home.

You inherit the vision, the building and the early foundations, but there is still a huge amount left for you to shape.

You will have the opportunity to develop the culture of the home as it grows; build and retain a team that genuinely believes in what it is creating; establish strong relationships across Perth and the surrounding community; and gradually turn a new care home into an established, highly regarded one.

Commercially, there is a clear journey ahead.

30% occupancy only months after opening represents a positive start. Your challenge will be to build on that momentum; understanding the local market, creating confidence amongst families and professionals, and ensuring that every new resident arriving at Kingfisher experiences a home capable of earning its reputation rather than simply marketing one.

And through all of that, quality remains non-negotiable.

Kingfisher House has been designed to provide exceptional residential, nursing and dementia care within an environment where the physical surroundings, hospitality and resident experience matter just as much as the fundamentals of excellent care. The home itself includes seven individual communities alongside a café, cinema, sensory room, library, private dining facilities and landscaped outdoor spaces.

The person leading it needs to understand that great care, great culture and strong commercial performance are not separate objectives. The best homes deliver all three.

What Success Looks Like

Success here won't be measured by one number.

It will be seen in a home that becomes busier without losing the warmth and personal feel that existed when there were fewer residents.

It will be seen in a stable, confident team who understand the standards expected of them and are proud of the home they are building.

It will be reflected in families recommending our service, local professionals knowing and trusting the service, strong regulatory outcomes and occupancy continuing to grow for the right reasons.

And ultimately, it will be demonstrated when Kingfisher House moves from being described as ‘Perth's new care home’, to simply being recognised as ‘Perth's best care homes’.

Who This Is For

We aren't going to give you a rigid number of years' management experience and pretend that tells us whether you can do this job.

It doesn't.

We are interested in what you have delivered.

You may already be running a successful nursing or residential service. You might have commissioned a home before, grown occupancy, developed an underperforming team, improved quality, or taken a good service and made it exceptional.

What matters is that you can demonstrate credible leadership of a complex care environment and that you understand both the people and the numbers behind a successful home.

You will be visible. Commercially aware. Comfortable being accountable. Able to create confidence with residents and relatives while setting clear expectations for your team.

You’ll know when to challenge, when to support and when to make a decision.

Most importantly, you’ll understand that becoming Home Manager of Kingfisher isn't about inheriting a finished product.

You are joining early enough to influence what it becomes.
