Job summary

Gcb is seeking an experienced Property Manager for its established residential lettings team in Chelmsford. The role focuses on managing maintenance queries, liaising with landlords, arranging quotes, coordinating compliance, and delivering a high level of service.

• Proven experience in residential lettings or property management.
• Strong problem-solving skills with a proactive approach.
• Excellent written and verbal communication skills.
• Confident, professional and customer-focused manner.
• Highly organised with the ability to prioritise a busy workload.
• Strong attention to detail and accurate record-keeping.

Responsibilities

• Manage maintenance queries from private tenants by telephone and email.
• Liaise with landlords, providing regular updates on maintenance works and resolutions.
• Instruct approved contractors and arrange access for quotations, inspections and repairs.
• Coordinate property compliance and safety checks.
• Monitor and follow up compliance documentation (gas safety, electrical inspections, EPCs).
• Ensure smoke and carbon monoxide alarm requirements are met.
• Maintain accurate records of enquiries, communications, compliance checks and actions taken.
• Proactively progress maintenance issues and ensure works are completed efficiently.
• Prioritise urgent maintenance and compliance matters within a busy workload.
• Maintain strong communication with local branches and internal teams.
• Deliver a professional and high level of service to landlords and tenants.
