Thomas Gray Ltd seeks an experienced Senior Aftercare Manager to own the aftercare function. You will lead the team, oversee defects and remedial works, and manage retained development properties, ensuring high service levels and stakeholder satisfaction.

You will drive project transitions from practical completion through aftercare, develop plans aligned with SLAs, and coordinate remedial works with internal and external teams, maintaining strong client relationships and robust records.

Formación

• Strong experience within construction aftercare, defects or property management.
• Previous experience managing and developing a team.
• Good technical understanding of construction defects and remedial works.
• Experience managing subcontractors and directly employed maintenance teams.
• Knowledge of property compliance, health & safety and relevant UK regulations.
• Strong IT skills, including Microsoft Office and relevant property or maintenance management systems.
• A proactive, organised and solutions-focused approach.
• Full UK driving licence is essential.

Responsabilidades

• Take overall responsibility for the aftercare department and ensure a high level of service.
• Lead, support and develop the aftercare team.
• Manage the transition of projects from practical completion into aftercare.
• Develop and implement aftercare plans in line with contractual obligations and SLAs.
• Log, assess and prioritise defects reported after completion.
• Coordinate remedial works through internal teams, direct labour and subcontractors.
• Manage maintenance operatives and allocate workloads.
• Ensure subcontractors remain accountable for defects during the Defects Liability Period.
• Carry out site visits and reviews with clients to maintain relationships.
• Develop preventative maintenance programmes and conduct regular property audits.
• Ensure works are completed safely, efficiently and to required standards.
• Maintain accurate records of defects, repairs, maintenance, compliance and client interactions.
• Oversee tenant and retained development property management, including lease considerations and occupancy.
