Job summary

Thomas Gray is seeking a Senior Development Manager to lead front-end development across major UK residential schemes. You will own planning from initial promotion through to consent and delivery, navigating constraints and complex applications.

The role requires hands-on management of multidisciplinary teams, strong commercial acumen and the ability to drive sites through planning, procurement and delivery in Oxfordshire and nearby regions.

Qualifications

• Extensive front-end development management experience within the UK housebuilding sector.
• Proven track record of managing large-scale residential schemes through the planning process.
• Experience in negotiating reserved matters, contracts and technical constraints.
• Strong commercial acumen with ability to produce viability appraisals.
• Ability to manage complex stakeholder relationships with local authorities.
• Willingness to travel regularly to projects in Oxfordshire and surrounding regions.

Responsibilities

• Lead major outline and reserved matters applications from initial promotion through to committee stage.
• Oversee site assessments, evaluating engineering risks, utility strategies and infrastructure requirements.
• Negotiate complex S106, land contracts, utility easements and joint venture agreements.
• Produce and review development appraisals to monitor commercial risk and support acquisition decisions.
• Collaborate with partners and co-developers to protect commercial interests during delivery.
• Appoint and coordinate multi-disciplinary external consultants, design teams and legal professionals.
